If Duane and Debbie Henderson aren’t enjoying what Duane called “outstanding views” from the deck of their Cottonwood Canyon home, there’s a good chance they’re on the Canyon Farms golf course, which winds through Lenexa’s Cottonwood Canyon.

The Hendersons were one of the first families to purchase a home in Cottonwood Canyon, and have lived there since December of 2009. Having a golf course in the neighborhood was, of course, a strong selling point.

The second, according to Duane, was Cottonwood Canyon’s unparalleled views, which combine the carefully maintained golf course with nearby bluffs, streams and wildflowers, creating a picturesque backdrop for the community’s stately homes.

Some of Kansas City’s best builders, including Starr Homes, Don Julian Builders, B.L. Rieke Custom Homes, Brown Midwest Homes, Curtis Befort Custom Homes and Prime Homes, offer floor plans throughout Cottonwood Canyon. A number of speculative homes are in various stages of construction, allowing homeowners the flexibility to accommodate a range of move-in timelines. Home prices vary from $450,000 to over $1 million.

For avid golfers like Duane and Debbie, there’s no better place to live than Cottonwood Canyon. The Hendersons play multiple rounds of golf each week, yet thanks to the thoughtful course design, they never get bored.

“All 18 holes are unique,” Duane said. “We’ve played a lot of courses and at most of them, the holes look alike when you get up to the tee. When you’re out here, no hole looks like another. And historically, the course has some of the best greens in Kansas City.”

The course is also challenging enough that it’s helped Duane improve his skills.

“My golf game has gotten so much better,” he said. “I hit straighter and have more control of my shots.”

Having a golf course this close to home is a resort-like luxury. To further extend that idyllic feeling, Cottonwood Canyon is maintenance-provided and offers low homeowner association dues ($150 monthly) that include snow removal, trash and lawn maintenance. Future development will include a pool and neighborhood gathering area, completing the vacation-like retreat that’s just minutes from Interstate 435 and the new Lenexa Civic Center.

Angie Ripley, who markets Cottonwood Canyon with Nita Criswell, said other homeowners have followed in the Henderson’s footsteps as a result of a compelling combination.

“We have been so successful here at Cottonwood Canyon because the neighborhood is very attractive to buyers looking beyond a huge amount of square footage, for a relaxing, tranquil, beautiful way of life,” she said.

With only three lakefront home sites remaining, the time to visit is now to secure your place on the golf course — not to mention your own sunset view. Visit CottonwoodCanyon.info or contact the sales staff at 913-492-4444 or cottonwoodcanyonks@gmail.com.
