P & L Development’s maintenance-provided community of Canyon Ridge in Lenexa is nearing completion of the first of five models on the new model row and it will be finished in time for the Fall Parade of Homes, which runs Oct. 3 through Oct. 18.

When this carefree lifestyle community was first announced, the response was overwhelming, said Annie Kennedy, community manager with Realty Executives of Kansas City. Already, five of the 61 home sites have been sold and one more reserved, even though the model row has not yet been completed.

Kennedy said this home, as well as the 10 other floor plans offered in Canyon Ridge, are designed for those who want to “right-size” to a home that makes optimal use of space and eliminates rooms that are seldom used.

Chris Pauli, owner of Pauli Homes Inc., has over 17 years of custom home-building experience, mostly in Lenexa and western Johnson County, and is a Certified Aging in Place Specialist. His company brings an extra dimension for those wishing to find the perfect home that will serve them throughout all stages of their lives. His business partner is his wife, Kathleen, an occupational therapist who has years of experience working with clients in their homes and has also participated in the NAHB CAPS certification program. This brings an additional dimension to the home-building process and making modifications for those customers in need of individual design.

Kathleen works with clients to understand their needs not only for today but also in the future. This allows the builder and buyer to seamlessly incorporate features in the home to make their lives easier. They may need zero-entry access, wider doors and custom bathrooms to allow zero-entry into the walk-in shower due to limited mobility. She even works with buyers who may have low or limited vision by coordinating decor design using contrasting patterns in tile, textures and colors to improve visibility, yet keep a beautifully designed home.

In addition to the model home, Pauli Homes is building a Villa Sienna plan. Both homes have four bedrooms and three bathrooms, with the master suite and a secondary bedroom or flex room on the main level. The open designs with soaring ceilings feature a spacious great room, large kitchen island and breakfast bar and separate dining room. Most of these lots offer amazing treed views to enjoy on the covered deck.

The lower level offers a stone ledge wet bar perfect for entertaining and two additional bedrooms, bathroom and a recreation room.

Kennedy said Canyon Ridge is not only a perfect choice for empty-nesters who want to build the home where they can live for years to come, but also for young professionals whose busy lives don’t leave time for yard work, those who travel extensively and anyone seeking a lock-and-leave lifestyle.

This new lifestyle community is situated on heavily treed, rolling terrain, providing a picturesque tranquil setting with the convenience of quick access to highways, restaurants and services.

Because of the terrain, 80 percent of the home sites allow for walkout lower levels. The floor plans include ranch and reverse 11/2-story designs, but the home sites could accommodate 11/2-story homes.

“These luxury homes offer functionality and have all of the quality features that buyers want without any wasted space,” Kennedy said. “All 10 distinctively designed floor plans offer an open concept and architectural details customized by each builder. They each have at least two bedrooms on the main level with one of the new floor plans offering three bedrooms on the main level. Spacious custom designed kitchens offer large walk-in pantries, and 7- to 8-foot granite kitchen islands. Hardwoods are on the main level except for bedrooms and bath.”

The lower levels offer one to two additional bedrooms, another bathroom, a recreation room with a bar and ample storage space. Some of the lower levels also have a game room or home gym. Each home has either a two- or three-car garage, some even offer a four-car tandem garage and a covered deck or patio.

The homes have all the popular amenities: hardwood floors, custom cabinets, granite, tiled showers and fireplaces. Interested buyers may select their home site or one that the builder is already constructing for purchase.

The other four featured builders include Paul Knickrehm, owner of Wynne Homes Inc.; Dewayne Spiess and Thane Brethour with Remington Custom Homes, Cody Ptacek with Red Lion Custom Homes, and Richard Pfaff with Rockwood Homes LLC.

Provided maintenance includes lawn care and snow removal, as well as maintenance of the common grounds, all for a $100 monthly fee. A walking trail through the center of Canyon Ridge will have a gazebo at one end and a fountain and water feature at the other, providing a welcoming area for residents to gather.

Canyon Ridge is on Canyon Creek Boulevard just north of Kansas 10. Exit K-10 at the Cedar Creek Parkway and turn north on Canyon Creek Boulevard.

The community is in the highly rated Olathe School District and the sought-after Olathe Northwest High School attendance area. A new elementary school is planned just to the north and expected to open in 2018.

While the model row is being built, interested homeowners may visit the sales center in another P & L Development community, Brighton’s Landing, at 21103 W. 115th St., Olathe.
