Enveloped by a beautiful pastoral setting, the new residential community of Leabrooke Town Manor is one of Leawood’s most desirable maintenance-provided neighborhoods.

“Sales have been very brisk and only four walkout floor plans remain in the 2015 phase, so hurry!” said Patty Hummel, who markets the subdivision for ReeceNichols. “Our Sizzling Summer HOA Savings has been extended through Labor Day. The developer has agreed to pay both the Leabrooke Town Manor and Leabrooke master homeowners association dues from the date the buyers close through December 2016.”

Built by Taylor Sterling Construction Company and developed by Leabrooke Townhomes LLC, Leabrooke Town Manor, just off Kenneth Road and 148th Street, is reminiscent of a quaint European village, and once completed, will consist of 90 to 100 homes.

Prospective buyers will find new reverse floor plan homes including three new walkout designs that are just being introduced to the market. With buyers having the choice between 11/2-story, reverses, daylight and walkout lower levels, there is a design to meet a wide range of buyers from single professionals, to families with young children, to empty-nesters and retirees. Prices range from $339,000 to $369,000.

The upscale interior features include upgraded 31/2-inch hardwood oak floors, knotty alder cabinetry, brushed nickel or oil rubbed hardware, crown molding, iron spindles, oak tread and designer carpet on the stairs, upgraded 12- by 24-inch tile in the bathrooms, stone or tile fireplaces, built-in bookcases and beautiful wood treatment on many of the ceilings.

The state-of-the-art kitchens offer granite or quartz countertops with a generous breakfast bar allowing for a secondary eating area, and stainless steel appliances complete with a gas self-cleaning range. All homes feature granite or marble vanity tops in the bathrooms, and some include soaker tubs.

“What we offer at Leabrooke Town Manor are upscale features and finishes that one would expect to find in a higher price point single-family home, at a more affordable price,” said Dan Taylor, the builder of the community.

The reverse 11/2-story plan offers the master bedroom and laundry on the main floor, boasting a spacious lower level which includes two bedrooms, a full bathroom, roomy living area, separate storage rooms and egress, daylight or walkout access.

The 11/2-story-plan also offers the master bedroom and laundry on the main floor with an upstairs that includes two bedrooms, a full bathroom, spacious loft, additional closets, and several that have bay windows with window seats. One of the 11/2-story plans has an additional bedroom on the main floor which could also be used as an office. All 11/2-story homes include a full pre-plumbed basement with daylight or egress windows.

Each home also includes a textured stucco and rock exterior, a lush landscaped yard and the buyer’s choice of a private deck or patio. All homes include an attached two-car garage with 8-foot insulated doors and Lift Master belt-driven openers.

“In addition to the completed townhomes that have already been fully decorated for the buyer needing a quick close date, we have several in the early stages of construction,” said Hummel. “So there is still time available for buyers to choose their stain and paint colors, tile, granite, carpet and other options that meet their particular needs, desires and lifestyle.”

As a maintenance-provided community, residents will enjoy a relaxing, lock-and-leave lifestyle where all of the routine duties associated with homeownership are covered under the monthly HOA dues.

Residents of Leabrooke Town Manor are only a short five-minute drive to grocery stores, major retailers and several banks, and, only 10 minutes from urgent care clinics, St. Luke’s South and Menorah Medical Center, and many major highways.

There are also many unique artistic and entertainment options at nearby Park Place, a charming retail and dining area; Town Center Plaza and Town Center Crossing, home to over 90 of Kansas City's finest stores and restaurants; Prairie Fire, featuring the new Museum at Prairie Fire, Cinetopia movie theater, a specialty grocery store, restaurants, beauty services, entertainment and guided wetlands.

What’s more, Leabrooke Town Manor is adjacent to beautiful Ironwoods Park. Golf enthusiasts are also just a few miles from Ironwoods Golf Club, one of the Kansas City area’s premier public courses.
