Bristol Ridge’s much anticipated new phase will open soon
The wait is almost over for those who have been anticipating the opening of the final plat of phase three of Bristol Ridge, a popular community sitting high on a bluff overlooking a scenic valley in Lenexa, offering country living close-in. This plat is expected to open for lot reservations either later this month or in early September.
The soggy spring and summer has delayed the infrastructure for this plat but hasn’t put a damper on those who want to build their dream home here.
“We have a waiting list of potential buyers who have been anticipating the new plat,” said Karen Campbell, who markets the community for ReeceNichols with Brenda Youness. “We get calls daily wanting to know when it will open.”
Demand has been so high that only two home sites remain in the third phase of Bristol Ridge. The final plat, Bristol Ridge Estates, is an enclave of only 27 home sites on cul-de-sac streets. Most of these home sites are at least a third-acre and the majority back to trees or green space.
“This is the best piece of land for new homes left in western Lenexa,” Campbell said. “Because of the rolling terrain, home sites will include walkout, daylight and level sites. Many of them will be treed because the developers are committed to saving as many trees as possible.”
Campbell added that those choosing Bristol Ridge Estates for their new home will have a landscaping allowance of $5,000 to allow them to preserve the ambiance of the surrounding land.
Home sites will be priced from the upper $80,000s to more than $100,000. Homes will be priced starting in the mid $400,000s. Builders JS Robinson Fine Homes and Rodrock Homes will be offering two-story, 11/2-story and reverse ranch designs in Bristol Ridge Estates, including some new designs.
Homebuyers also have been attracted to Bristol Ridge’s sister community, Bristol Valley, just a quarter mile north on Woodland Drive in Shawnee overlooking Shawnee Mission Park and conservation land. Here 27 of the 54 home sites remain. They are priced from the upper $60,000s to the low $80,000s.
Builders in Bristol Valley include Gabriel Homes, JS Robinson Fine Homes, Rodrock Homes and Bickimer Homes. The community also is open to outside builders with developer approval.
Both Bristol Ridge and Bristol Valley are minutes from groceries and eateries and have quick access to some of Kansas City’s best and newest attractions. It is just minutes from Lenexa’s City Center, where construction recently began on Lenexa’s new community center. This thriving new area includes restaurants, a fitness center, high-end apartments and office space. A hotel also is under construction.
A jaunt down Interstate 435 brings Legends shopping, the Kansas Speedway, Hollywood Casino and Schlitterbahn Water Park while downtown and the Kansas City airport lie not far beyond. Close to Kansas 10 and Kansas 7, commuters to Lawrence and Leavenworth delight in shorter drive times.
In addition to its urban attractions, these communities are rare gems for nature and animal lovers, too.
Because of the rolling setting, landscape requirements are unusually lush. Many home sites overlook a serene 1,200 acres of untouched natural reserve in Shawnee Mission Park, less than a mile and a half away.
“Plus the park is one of the best off-leash parks for pets in the country,” Campbell said.
Directly across from Bristol Ridge is the trailhead for Mill Creek Streamway Park, Campbell said, and Lake Lenexa is just two miles away.
“If you like to hike, fish, swim or boat, we’ve got it all right here,” Campbell said.
The family-friendly amenities that include a state-of-the-art swimming pool and clubhouse are available to residents of both communities.
Bristol Ridge and Bristol Valley are in the DeSoto School District, ranked in the top 5 percent in Kansas and second only to Blue Valley in Johnson County. St. James Academy, a highly ranked parochial school, also is nearby.
