Summer is hot and interest has been heating up at Leabrooke Town Manor, a brand new luxurious, maintenance-provided community just off Kenneth Road and 148th Street in Leawood.

The developer is offering a special “Sizzling Summer Incentive” where all annual and monthly homes association dues will be paid through 2016 with each purchase agreement signed by July 31, 2015. This represents a significant savings of over $3,600 for new residents desiring a maintenance-provided community.

The monthly homeowners dues include fire and property liability insurance covering the home, fixtures and equipment such as the HVAC; residents’ water and sewer; repair and replacement of roof and gutters; mowing, edging, trimming, fertilizing and weeding of lawns; pruning of all trees and bushes; snow removal; and annual start-up, winterization and repair of the lawn sprinkler system.

The annual homeowners dues include trash pick-up, the swimming pool, Sport Court with tennis and basketball, a stocked fishing pond, and the clubhouse with exercise facility.

According to Patty Hummel, who markets the community for ReeceNichols, “The residents enjoy the relaxing lock-and-leave lifestyle where all the routine exterior duties associated with typical homeownership are covered under the monthly homeowner association dues.”

And instant savings like these are just the beginning of what you will find at Leabrooke Town Manor. These luxurious, upscale, maintenance-provided townhomes include features and finishes that one would expect to find in a higher price point single-family home, but at a more affordable price.

Reminiscent of a quaint European village, Leabrooke Town Manor offers six new reverse floor plan homes including four new walkout designs that are just being introduced to the market. With buyers having the choice between 11/2-story, reverses, daylight and walkout lower levels, there is a plan to meet a wide range and variety of lifestyles.

“Leabrooke Town Manor offers homes that are tasteful and beautifully decorated and close to being finished for the buyer who needs a quick close,” said Hummel. “The builder also realizes that potential buyers may want the option of adding their own personal touches to their new residence, so a selection of the homes are being held at the trim stage, allowing buyers the ability to choose their finishes.”

Each home comes standard with upscale interior features, including: 3-inch select white oak hardwood floors, custom knotty alder cabinetry, iron spindles, oak tread and designer carpet on the stairs, a quiet floor system, upgraded 12- by 24-inch tile in the bathrooms and stone or tile fireplaces. Built-in bookcases are included in several floor plans and beautiful wood treatments highlight many of the ceilings.

The state-of-the-art kitchen offers granite or quartz counter tops with a generous breakfast bar allowing for a secondary eating area, and stainless steel appliances complete with a gas self-cleaning range. All floor plans have master suites on the main level with granite or marble vanity tops in the bathrooms and many feature 6-foot walk-in showers with tiled benches.

Every home also includes a textured stucco and stone exterior, lush landscaped yard, either a private deck or patio, and an attached two-car garage with 8-foot insulated doors and Lift Master belt-driven openers.

Residents of Leabrooke Town Manor enjoy being within five minutes of grocery stores, major retailers and several banks, in addition to 10 minutes from urgent care clinics, St. Luke’s South and Menorah Medical Center, and many major highways.

There are also many unique artistic and entertainment options at nearby Park Place, a charming retail and dining area; Town Center Plaza and Town Center Crossing, home to over 90 of Kansas City's finest stores and restaurants; and Prairie Fire, featuring the new Museum at Prairie Fire, Cinetopia movie theater, a specialty grocery store, restaurants, beauty services, entertainment and guided wetlands.

What’s more, Leabrooke Town Manor is adjacent to beautiful Ironwoods Park. Golf enthusiasts are also just a few miles from Ironwoods Golf Club, one of the Kansas City area’s premier public courses.

For residents with children, Leabrooke Town Manor feeds into the Blue Valley School District including Prairie Star Elementary, Prairie Star Middle and Blue Valley High Schools.

“We really encourage prospective buyers who have an interest in a maintenance-provided lifestyle, as well as living in Leawood, to take advantage of this special incentive,” said Hummel. “This is most likely one of the last opportunities for people to buy a new construction residence in Leawood at this price point.”
