Reserve at Riverstone is the Northland’s ‘newest’ community

The second phase of The Reserve at Riverstone is now open and includes 40 premier home sites, with a limited number backing to open space. Other additions include a brand new community swimming pool, entrance monument and nearly 100 trees and other landscaping at the north entrance off of Tiffany Springs Road.

“The Reserve at Riverstone has always been a beautiful neighborhood, but the improvements have made it simply stunning,” said Lisa White, ReeceNichols agent and community manager. “Interest from homebuyers has increased dramatically over the last year. People who want to build or buy new look for that community where they can see things are happening and, in Riverstone, construction is happening throughout.”

A sparkling swimming pool and bath house are now open at the neighborhood’s north entrance, adding to other amenities such as walking trails and natural areas. The lazy-L shaped pool has multiple underwater bench levels to give people several places to relax throughout. Additional features include a shallow area with bubbler fountains, deck surfaces with temperature reducing coating and pergolas for shade.

A rush on home sales this spring has completed inventory down to just one home, the Terry, a 11/2-story floor plan by Sallee Homes.

“The Terry is one of Sallee Homes’ top-selling floor plans and we expect it to go under contract before the end of summer,” said White. “Unique features include 9-foot doors, hardwood floors throughout the main living area and built-ins surrounding the fireplace in the living room. The finished lower level is spectacular and offers a second living space and two additional bedrooms.”

The Reserve at Riverstone boasts an experienced, award-winning builder team made up of Aspen Homes, Sallee Homes, Brookeview Design Build, Robertson Construction, Ernst Brothers Construction and the community’s newest builder, Frisbie Carter Custom Homes.

The builder team has been hard at work to replenish available inventory and there are currently three homes under construction, including two two-story plans and a 11/2-story plan. Buyers are also urged to visit the sales center to learn more about building a home in the community.

“The diversity of floor plans that the builders have to offer provides something for people in every stage of life, whether they’re a young family or empty-nesters,” said White. “Much has changed in design trends over the past few years. There has been a shift towards lighter, brighter finishes and homes are lending themselves to having more space for entertaining and family get-togethers.”

Students living in The Reserve at Riverstone attend Renner Elementary School, Plaza Middle School, Congress Middle School and Park Hill High School, all within the highly sought-after Park Hill School District. In fact, the district was recently ranked in the top five districts in the metro by the Kansas City Business Journal.

The Reserve at Riverstone is a 293-acre mixed-use, master-planned community that includes 284 single-family homes, 500 for-sale townhomes, a senior independent living community, luxury apartments and 85 acres of retail. It is on Tiffany Springs Road, just north of Missouri 152 and west of Interstate 29 and within walking distance of family oriented hotspots such as the Tiffany Springs Sports Complex, Springs Water Park and one of the city’s premier shopping districts, Zona Rosa. Homes start in the mid $300,000s.

“The proximity to shopping is unbeatable. It is just across the street from Zona Rosa, within walking distance to shops and restaurants. It is next to a major highway so residents can easily get to anywhere in the city,” explained White. “Added to that is the Park Hill School District, where there are limited opportunities left to build. The school district continues to be in high demand for homebuyers.”
