Fall Parade promotion features rare new construction inside the I-435 loop
On the heels of a busy Fall Parade of Homes that brought brisk traffic to Kenneth Estates, the community heads into the season’s peak with new move-in ready homes to tour and the continuation of a Fall Parade promotion.
Stop by this historic Shawnee community to see a newly finished reverse 1 ½-story Bobbi Jo floor plan by Olympus Custom Homes. Kerwin Holloway, who markets Kenneth Estate with Brian Andrew for ReeceNichols Real Estate, described the open, airy home as “unprecedented,” complete with stunning views of the surrounding green space and water.
Soaring ceilings make the spacious interior feel even larger. Coveted features include an expansive kitchen with a large pantry and sizable kitchen island, an owner’s suite complete with a sizable walk-in closet and, in the spa-like bathroom, a free-standing bathtub. A covered deck and walkout finished lower-level patio offer more opportunities to absorb the incredible views, whether with morning coffee or an evening meal al fresco. The four-bedroom, 3 ½-bathroom home is priced at $990,000 and open daily to tour at 7211 Gillette St.
Prospective buyers who prefer to work with a member of the community’s building team and build a custom home in one of Kenneth Estates’ three neighborhoods still have time to take advantage of a Fall Parade promotion. Contracts signed by October 31, 2022, will give the homeowner a $10,000 allowance that can be used in a variety of ways.
“Homeowners could use the $10,000 to buy down their interest rate, cover closing costs or increase their upgrade allowance,” Holloway said.
The Fall Parade promotion applies to all of Kenneth Estates’ builders, including a new addition. Rick Hoelting joins a renowned line-up that includes J.S. Robinson Fine Homes, Olympus Custom Homes and Crown Builders.
The seasonal promotion is especially appealing given Kenneth Estates’ prime Shawnee location, which gives buyers a rare opportunity to secure new home construction inside the Interstate 435 loop.
The vibrant lifestyle community also has a fascinating history. Kenneth Estates is named for Kenneth Smith, who was known worldwide for his custom-built golf clubs coveted by golfers from Sammy Davis, Jr. to President Eisenhower. At one time, the property hosted a 9-hole golf course where Smith’s famed clients could try out their new golf clubs.
Several of the course’s natural features were preserved for Kenneth Estates, including two large ponds and 20 acres of dedicated greenspace. A network of walking trails connects the three neighborhoods of Kenneth Estates and creates scenic paths through the community, giving homeowners a chance to immerse themselves in peaceful, scenic surroundings.
Visiting Kenneth Estates also gives prospective buyers a chance to experience each of the community’s three neighborhoods. Spacious, estate-sized lots are exclusively available in The Residences, the ideal backdrop for a custom-built home. Current homesite inventory includes walkout and cul-de-sac locations, as well as a select number of homesites that back to water or trees. Homes in The Residences are priced from the upper $800,000s, and as previously noted, buyers are welcome to work with outside builders pending developer approval.
Elsewhere in Kenneth Estates, prospective buyers can choose from homes and homesites in two additional neighborhoods. In The Cottages, free-standing villa homes offer the convenience of maintenance-provided living with prices from the $500,000s. And in The Manors, single-family homes on walkout, daylight and level homesites are priced from the $600,000s. Home styles include reverse story and a half, one and one-half story, and two-story plans, depending on a buyer’s needs.
“Water and tree views are getting harder to come by in many Kansas City area communities,” Holloway said. “We have some truly incredible options throughout Kenneth Estates.”
Outside the idyllic surroundings of Kenneth Estates, the bustling Shawnee community beckons with nearby schools, shopping and attractions like Tomahawk Hills Golf Course and Shawnee Mission Park are all nearby. Plus, easy access to I-435 and I-35 helps residents get to other destinations throughout the Kansas City area in just minutes.
The community sales office, located on Westgate Street in the Cottages, is open daily. Discover your dream home and add a new chapter — your chapter — to this community’s storied legacy.
