“Astounding’ is how local Farmers National Company broker Bill Gaughan described the market’s reaction to the introduction of Farmers National Company’s industry-leading auction services to the Kansas City market.

Farmers National Company last year auctioned almost three quarters of a billion dollars of rural property and averaged almost one auction per day.

“Anyone looking at the slate of properties we have coming up for auction will quickly realize that auctions are rapidly becoming the popular way of selling premium properties,” Gaughan said.

For example, coming up in December is what Gaughan described as a spectacular hunting and income producing farm just minutes from Kansas City near Holden Mo. Trailridge Farm represents the culmination of a lifetime of work as the seller, who had previously built and designed several duck clubs, finally built one for himself.

“For the discerning buyer who wants the most for their recreational and investment dollars, this 500-acre farm appeals to hunters, farmers or those who just enjoy the outdoors,” Gaughan said.

It has a 22-acre trophy bass lake, nine additional ponds, five miles of levees for hiking or horseback riding, 350 acres of productive farm ground of which 170 acres are diked creek bottom that can be flooded for waterfowl hunting, 110 acres in the CRP program for income and wildlife habitat, and spectacular views.

For comfort and convenience, it includes newer outbuildings, a 2,400-square foot modern apartment and much more. This property has to be seen to be appreciated and will be auctioned in four parcels or any combination thereof, on Dec. 12. The MLS number is 1908459

“When it comes to spectacular views, it’s hard to beat the location of White Wind Farms winery, a 139-acre property sitting high over the busy intersection of highway 169 and K-68 south of Olathe,” Gaughan said. “With almost 16,000 cars traversing this intersection on a daily basis, this property in the process of being rezoned C2 will represent an unusually good investment opportunity for almost any business wanting to locate in a growth area.”

Being auctioned in three parcels, there is a lot size that should be good for almost any business interested in expansion, he added. For investors, the seller is willing to lease back part of the property. The auction is set for Nov. 14. The MLS number is 1882257

While auctions are skyrocketing in popularity, Farmers National Company still sells properties by the traditional listing method.

“Sellers have come to recognize that Farmers National Company has a unique and powerful approach to marketing,” Gaughan said. “Farmers National Company’s marketing department designs a specific unique marketing plan for each property. As a result, Farmers National finds its portfolio of properties to be equally unique.”

Among these are what Gaughan considers to be two extraordinary country homes. One located just outside Louisburg Kan., is a 7.5-acre secluded retreat. Hidden on a deadend road, with a stream as its borders and wildlife as neighbors is this well taken care of five-bedroom, two-bathroom, 2800-square-foot, earth-contact home.

It has almost $100,000 in improvements and a spacious three-car garage workshop.

“You can enjoy open spacious living in the middle of Mother Nature just minutes from the city,” Gaughan said. “The property can survive off the grid for several days as it comes with a generator, propane tank and has its own certified well system.” The MLS number is 1881295.

Another hidden gem is near Edgerton on secluded 80 acres yet near the city.

“This extremely well maintained ranch home hides you not only from the road but from stress,” Gaughan said. “Wildlife abounds; trees, deer, ponds, meadows, streams and more become the stuff of your daily life. The exquisitely maintained grounds reflect the care given to the three-bedroom, two-and-a-half bath ranch home with finished walkout basement, a deck overlooking the grounds, two fireplaces, workshop/hobby room and too much more to mention.

“If you’ve ever dreamed about daily visits from deer in your own peaceful retreat, this is the one you’ve been dreaming about.” The MLS number is 1896746.

Gaughan said, “Since words can’t begin to describe the beauty of these properties it’s best to visit our YouTube channel, Farmers National KC.”
