Ask homebuyers what they are looking for in a new home and many will say quality, value and a great community. Those are the attributes developers focused on when building Prairie Ridge in Spring Hill.

“Prairie Ridge offers great value in the southern Johnson County area,” said Tyler Grieve of the Grieve Group with ReeceNichols, whose team markets the Prairie Ridge community. “Our builders offer quality construction and desirable amenities at a price point that is very competitive with the surrounding communities.”

Homes in Prairie Ridge are priced from the mid $200,000s to the high $300,000s and home sites are priced from the high $40,000s to the high $50,000s. Current plan styles include ranch, reverse 11/2-story, 11/2-story, two-story and California split designs.

The builders are willing to sit down with homebuyers to customize a plan to fit their needs or start from scratch and design their dream home. The sky’s the limit, and because of this, Prairie Ridge is able to offer a wide range of home styles.

Ten homes are less than 120 days away from completion. Several are ready and waiting for new owners to move right in.

Home interiors have today’s popular layouts and finishes, including open-concept great rooms, covered decks, fashionable iron spindles, designer cabinets, granite counter tops and hardwood floors. These are standard elements that accompany the majority of Prairie Ridge home designs.

“Now is a great time to come out and visit us at Prairie Ridge; we have all sorts of home site options available now, including daylight lots, walkout and level lots and coveted cul-de-sac lots,” said Toni Hoffman of the Grieve Group.

Grieve said the developers’ vision and attention to detail are apparent immediately to visitors. The resident center at the entry warmly welcomes guests and residents with an attractive, functional design that simultaneously serves as the ideal barrier for those enjoying the center’s amenities.

The 80-acre development has a park-like ambiance with a walking trail, future playground areas, and three-acres of dedicated green space.

The pool has a flowing, free-form shape with a zero-depth entry that leads swimmers to three water-bubblers. The mid-pool area boasts an impressive umbrella shading a portion of the relaxing in-pool seating area. These are perfect features for parents who want to watch their children out of the hot summer rays, or for those who just want to kick back in the shade.

The 1,600-square-foot resident center features an expansive great room, full kitchen and restrooms. Plenty of conveniently located parking is available for the center. A generous amount of lush greenery ushers visitors to the front entry of the resident center and, upon entry, residents can see first-hand the careful thought that went into creating an atmosphere representative of the plan for the entire community. Exposed beams present on the outside of the facility continue throughout the interior, spanning the cathedral ceiling. A grand stone-faced fireplace is visible from all areas of the great room.

All amenities considered, Prairie Ridge is also convenient. It is just minutes from U.S. 169 and U.S. 69 highways, linking the community to Olathe, Overland Park and the entire metropolitan area. Located in the Spring Hill School District, Prairie Ridge is just east of Spring Hill High School and Wolf Creek Elementary School is a few minutes north.

The award-winning Spring Hill School District offers low teacher-student ratios, high test scores, state-of-the-art facilities and ample opportunity for student involvement, making it an easy choice for families with school-age children. The Spring Hill School District has earned 26 Standard of Excellence Awards and two Governor’s Achievement awards.

“Prairie Ridge has that true community feeling so many of today’s homebuyers are seeking,” Hoffman said. “Prairie Ridge at Spring Hill is the perfect place to begin the next phase of your life, whether you are a first-time homebuyer, relocating, upsizing or downsizing.”
