Located in Leawood just east of 145th Street and Nall Avenue, Highland Villas offers some of the best maintenance-free villa amenities in the metropolitan area for the age 55-plus homebuyer.

This boutique 44-villa community features three spacious floor plans.

The Oakhaven, featuring three bedrooms, two bathrooms and a two-car garage, offers 1,776 square feet of living space and is priced at only $265,000.

There are two two-bedroom, two-bathroom models — the Maple Crest, priced at $250,000 featuring 1,607 square feet, and the Willowbrook, priced at $235,000 and featuring 1,468 square feet of space.

All units feature tile roofs and stucco siding. Each floor plan offers an open one-level design that includes a great room, dining room, 9-foot walls with vaulted ceilings, high efficiency Lennox air conditioner and gas furnaces with built-in humidifiers, roomy bedrooms, walk-in closets in the master bedroom, a gas fireplace, electric ranges, microwaves, natural light sun tunnels, custom raised-panel cabinets, hardwood floors and a FEMA-certified laundry room/storm shelter in the kitchen, extensive woodwork, tiled bathrooms and a spacious attached covered veranda.

All villas are ADA accessible with dual vanities and walk-in showers in all of the models, offering homebuyers ease in moving throughout their home should their needs change over time. Each villa also comes with a 24-hour monitored emergency/medical alarm system.

One of the most exclusive aspects of the community is the first-class services and social opportunities provided by the homeowners association.

“Highland Villas gives the unique chance to live independently while enjoying the extra hospitality that will help owners to age in place.” said Mandy Doull, who markets the property with Jones-Plattner & Associates at ReeceNichols. “There is so much more included in the monthly dues than any other comparable maintenance-free community in this area.”

The $575 monthly dues cover full exterior maintenance of all villa and common-area buildings, including foundations, walls, roofs, gutters, crawlspaces, driveways and sidewalks, periodic exterior window cleaning, repainting of building exteriors, and sump pumps; 24-hour monitored medical alert system at each villa; water, wastewater and trash service, including garage-to-curb service on trash days; common-area utilities; snow removal of streets and individual villa sidewalks and driveways; bug and pest control as needed; yard and landscaping services including irrigation; exercise and social activities; and providing and replacing (as needed) smoke detector batteries and standard light bulbs for attached light fixtures.

Property insurance is also included, encompassing both interior and exterior of units, all community structures and other homeowner association coverages. Owners will only need to carry an HO6 policy.

“To be able to enjoy the luxury of having your light bulbs changed for you, or to have your trash can brought out and back in on trash days — again, I don’t know of any other comparable community HOAs in the Johnson County area that offer so much for one low monthly price,” Doull said. “Here, the residents have all of these services included plus a full-time on-site manager.”

Residents here also have full use of the community clubhouse for relaxation and entertaining family and friends. It has a full kitchen, spacious living room with a flat-screen TV and plenty of comfortable seating, a workout room with cardio machines and hand weights, a schedule of monthly, year-round activities like stretching, water classes, social hours, women’s and men’s fellowship groups, game nights and other activities, a conference room/dining room, computer room/library, men’s and women’s bathrooms with showers, a spacious patio and a large gas grill, and a year-round, indoor heated pool highlighted by soaring floor-to-ceiling windows on three sides offering a great deal of light.

“The clubhouse is of great benefit to our residents because they have the ability to reserve it to entertain during the holidays or special events should they desire,” Doull said, “and there is no fee to reserve it, which other clubhouse communities often charge.”

The community’s close access to upscale shopping, dining and other lifestyle amenities is another attractive aspect.

Currently, 17 villas are available for sale and only one three-bedroom villa remains. Prospective buyers are encouraged to visit at their earliest convenience to choose the villa that best suits their needs, desires and lifestyle.

“Highland Villas is a warm, inviting, active community with wonderful people ready to welcome those who are downsizing, in an exceptional Leawood location,” Doull said.
