Terrybrook Farms reveals stunning new model row in The Manor for Spring Parade of Homes
This year’s spring rendition of Parade of Homes, which runs through May 8, includes the Julian-Rodrock Homes Community of Terrybrook Farms. Now in its final phase, the community is highlighting four of its five distinctive neighborhoods: The Manor, The Estates, The Enclave, and Stone Creek with prices ranging from the upper $600s to more than $2 million. Maple Ridge, Terrybrook Farms inaugural neighborhood, is nearly sold out.
Tourgoers will find inspiration in The Manor’s sparkling collection of four exceptional model homes. Not only are distinguished Kansas City builders featured, but the homes boast stylish floorplans and elevated design trends reflecting modern lifestyles.
The new model row is comprised of The Kylee Reverse, New Mark Homes; The Sonoma Reverse, Rodrock Homes; The Jameson Reverse, James Engle Custom Homes; and The Redbud Reverse by Roeser Homes. All have quality craftsmanship and a primary suite situated on the main level, allowing for smart, functional use of each residence’s square footage. Don Julian Builders’ exquisite Kirkwood, in progress and scheduled for completion later this summer, also showcases the in-demand reverse-style format important to many buyers.
A lifestyle community, close to acclaimed schools. Considered one of Johnson County’s most desirable destination neighborhoods, Terrybrook Farms’ ideal location is close to shopping and dining and has attractive home sites, diverse floorplans, a world-class amenities package and an upscale vibe. In the heart of Blue Valley’s coveted school district, the community is near award-winning schools.
“Terrybrook Farms resonates with homeowners wanting a prime suburban location convenient to everything Johnson County and Kansas City offer,” said community manager and Weichert Realtors Welch & Company real estate agent Michele Davis.
Natalie Freeman, Terrybrook Farms community manager and Weichert Realtors Welch & Company real estate agent, notes that buyers desiring high-quality new builds or from-scratch custom homes in Johnson County are fond of the community.
“We have something for everyone,” she said. “Here at Terrybrook Farms, it’s about enjoying life and creating priceless memories.”
The art of upsizing. Like many buyers eager to take advantage of a hot housing market, Derek and Cheryl Jacobs embarked on a spur-of-the-moment search last spring and drove through Terrybrook Farms during one of their house-hunting expeditions. Cheryl later researched Terrybrook’s neighborhoods and found The Highland Park by Befort Construction in The Estates that piqued her interest. She and Derek toured the house, which had a modern lodge ambience, thanks to exterior/interior stone and other features. “Nothing else we looked at before or after compared to it,” Derek Jacobs said. “Although not to downsize is an unusual decision for couples purchasing a new home without kids at home, we opted to upsize to give our children more space to visit with their families down the road as that develops.”
In late May 2021, the Jacobs moved into their home, which has an open, seamless flow, a first-floor primary suite and a finished walkout basement.
“The family room and kitchen are all windows and sliding glass doors overlooking the water feature,” Derek Jacobs said. “It’s really an amazing view that we certainly didn’t have in our other home. Another attractive feature was the lanai’s openness, layout, and size. Everything we saw after this one just seemed inadequate!”
With three kids in college, undergrad and grad school, staying in the Blue Valley School District wasn’t a specific topic of discussion for the empty nesters, who have lived in the award-winning district since 1991, “but we wouldn’t have moved out of the district,” he said.
The Manor. This striking, maintenance-provided neighborhood previewed during last fall’s Parade and has proven popular with homeowners seeking a well-built home with less upkeep. Currently, 15 homes in various stages of construction and 18 home sites are available. Prices range from the upper $600s to more than $900,000.
Roberta Beringer, Weichert Realtors Welch & Company real estate agent and Terrybrook community manager, explains The Manor attracts homeowners ready to experience something other than a traditional, single-family residence.
“The Manor embodies sophisticated living without lawn work or snow removal,” she said. “For many buyers, it’s not a trend, but more of a welcome lifestyle shift.”
The Estates and The Enclaves. In addition to 10 spectacular homes in various stages of construction, buyers can choose from 18 available home sites. Prices range from $900,000 to more than $2 million in these one-of-a-kind neighborhoods.
Stone Creek. This neighborhood has six professionally decorated models and 17 homes by Don Julian Builders, Rodrock Homes, James Engle Custom Homes, and Roeser Homes in various stages of construction. Prices range from the upper $600s to more than $900,000.
Special Parade hours. Model homes are open 11 a.m.- 6 p.m. daily with Beringer, Davis and Freeman, along with Terrybrook Farms community manager and Weichert Realtors Welch & Company real estate agent Jennifer Rich, available to guide prospective buyers through the many benefits of living in Terrybrook Farms. Floorplans and available inventory can also be viewed virtually 24/7 online.
“Our neighborhoods capture the integrity of craftsmanship, a wide range of prices, and a maintenance-provided living option for discerning buyers,” Rich said. “Terrybrook Farms is indeed a unique ‘statement’ community.”
