Record-setting May in Forest View
Rodrock Development’s Forest View has always been a stunning neighborhood: Nestled atop a gently winding boulevard, just past a cascading 50-foot waterfall, natural rock bluffs, and lush greenery, the community makes quite a first impression. But Forest View is far more than just a scenic entryway, and all that this gorgeous community has to offer has homebuyers rushing to call it home. In fact, May was a record-setting month for the neighborhood.
“We entered into contracts with 11 future Forest View residents,” said longtime Rodrock marketing agent Bruce Stout. “It was really exciting to see that level of interest and commitment with the majority of sales coming after mid-month. We’re off to a tremendous start for June with several current clients engaged in meetings with our homebuilders working toward contracts to build.”
Comprised of The Estates of Forest View, The Hills of Forest View and The Meadows of Forest View, the community offers truly breathtaking views — but that’s just the beginning. As its homeowners are quick to admit, while a first glimpse left them in awe, the community leaves an even more impressive lasting impression. Located just west of Kansas 7 on 119th Street in western Johnson County, this is one community that must be seen to be believed.
“People are beginning to realize the benefits of living off the beaten path, in a serene, nature-filled setting,” Stout said. “We offer an incredibly beautiful setting in which the area’s highest quality home builders are excited to build. The community is well designed and truly beautiful in ways other developments simply can’t compete. We offer one of the few areas within Johnson County where you have immediate highway access, yet we are tucked back in the serene, treed hills away from the commotion of city life. We’re very excited about this year and what Forest View has to offer the discerning homebuyer.”
And thus far, the year has been a banner one for the community, which recently opened a new phase in The Hills of Forest View. Construction of its new model row is slated to begin within the next couple of weeks. Award-winning builders showcased in the model row complex include James Engle Custom Homes, Prieb Homes, JFE Construction and Hilmann Home Building Inc.
“James Engle Custom Homes is going to build a 11/2-story home, while JFE Construction and Prieb Homes both plan to build a two-story abode,” said Linda Roberts, a Rodrock Development marketing agent. “Hilmann Home Building is going to build a version of one of its award-winning reverse 11/2-story plans. These models will be located in the new 4th Plat of The Hills of Forest View on a hilltop off Clare Road. There are a number of walkout lots that back to the wooded park area.”
But the Hills doesn’t get to claim all the fun. “Another exciting announcement is the creation of a new model row complex in The Estates of Forest View,” Stout said. “Award-winning builders J. S. Robinson Fine Homes, JFE Construction and Tabernacle Homes have all committed to the creation of the new model row complex. Construction of models in The Estates complex should begin within the next month.”
What’s more, the past year has seen an impressive roll out of new lots opening up, which has homebuyers understandably excited for all the potential of the expanded Forest View.
“We’re expecting an abundant number of walkout and daylights lots, as well as several nice, flat lots,” said marketing agent Linda Roberts.
These new lots will be in an area of The Estates called “The Enclave” and the remaining lots will be in The Meadows of Forest View. The expansion complements the December release of lots in The Hills, which was very well received.
“This is a really a beautiful new phase, with the majority of the lots overlooking the wooded park area,” explained Roberts. “The lots range from 10,000 to 20,000 square feet, with the average size lot coming in at 13,650 square feet. Prices in The Estates have ranged from upper $400,000 to $600,000-plus.”
As with all Rodrock Developments, the community boasts an impressive amenity package, including a large zero-entry pool, water park, playground, volleyball and picnic area. The community as a whole is thriving and, as many a buyer has remarked, looks simply beautiful with the lush green of the surrounding trees.
“Our inventory of spec homes deliverable within the 30- to 45-day period includes properties in each of the distinct areas within Forest View: The Meadows of Forest View, The Hills of Forest View, and The Estates of Forest View,” Stout said. “Our inventory includes several two-story plans, a 11/2-story plan, and several reverse 11/2-story plans, priced anywhere from $349,950 to $540,500.”
“The market is hot, and we are loving it!” added Stout. “We’re really excited to see what the summer holds for us.”
