When Amber and Joe Tiberio started house-hunting in spring 2019, the goal was finding a home to comfortably accommodate their blended family’s busy lifestyle. Their current residence, a reverse villa in Leawood, was cramped with Joe working from home and three children ages 3 to 16. Although only 6 years old, the villa looked dated and the couple was unwilling to put money into a home they had outgrown.
Anxious to fall in love with a home situated in the Blue Valley School District, Amber and Joe started exploring resale properties on the market.
“Madison, our teen, attends Blue Valley High School, and it was important she didn’t change schools,” said Amber, a certified registered nurse anesthetist. “Another priority on our wish list was an updated home — we didn’t want to spend time or money to remodel. Our lives are demanding — three kids, I work full time and am back in school getting my practice doctorate and Joe works for Homeland Security. After looking at many resale homes, we couldn’t find a suitable one that was in our price range.”

In October 2019 Amber and Joe switched their search to focus on new homes and toured models at Rodrock’s Mission Ranch community. In quick order, the couple’s checklist was fulfilled with the Hailey floor plan. Things they envisioned like no formal dining room, a modern, open floor plan, a second kitchen and abundant cabinet and closet storage were suddenly a reality.
“The community is in the Blue Valley School District, lots of young families live here, there are a ton of amenities and HOA costs are reasonable,” Amber said. “The Hailey allowed us to have all the kids’ bedrooms on the second floor, the great room was large enough for my baby grand piano and there were five bedrooms, as well as an office for Joe. The backyard was large, and I could easily see from the kitchen our two little ones playing outside.”
A Hailey in Mission Ranch was already under construction, fit the couple’s timeline and was in the phase where the excited homebuyers could make personalized selections to truly customize the home. Impressed with the level of dedication and commitment the Rodrock team had to ensure the home fulfilled their requirements — even in the midst of an unprecedented pandemic — the Tiberio family moved into Mission Ranch on April 7, proud owners of a home that matched their life and expressed their style.
“Our project manager, Al Vanderweide, was excellent at communicating during building,” Amber said. “He was patient, easy to work with and replied to emails in a timely manner.”
Amber also appreciates Rodrock’s standard walk-through schedule, as well as the organization, efficiency and knowledge of community managers and Rodrock & Associates, REALTORS, LLC real estate agents Angela Fitzgerald and Michelle Capek.
“Joe and I did an initial walk-through with Al and his team, one prior to closing and will do one at 90 days in July and a final one next April,” Amber said, adding, “I’ve never had a builder do this. It’s usually frustrating to get things fixed. This is the third new home I’ve purchased and, overall, everyone at Rodrock made the experience seamless and painless.”

Amber and Joe worked with Kristen Ridler, one of Rodrock’s award-winning designers, to achieve their dream home. “The Rodrock Design Center features a diverse range of samples but if a homeowner doesn’t find what they like, we search for sources to fit their individual and distinctive vision,” said Ridler who, along with Rodrock colleague and designer Shay Edwards, works with hundreds of buyers like the Tiberio’s to complement the combination of life and style. “I recently helped a Rodrock homebuyer design a room for her daughter with the perfect color of pink for the wall and the cutest herringbone marble tile for the bathroom floor.”

“Joe and I met two different times in the Design Center with Kristen,” she said. “Extremely helpful, Kristen has sophisticated, yet up-to-date and attainable taste, helped us stay in our budget and was calm and patient.”
