Reverse at Riverstone’s new builders, new activity sparking buyer interest
The best word to describe what is happening at The Reserve at Riverstone is “new:” New builders, new community managers, new swimming pool, new entrance monument, new website.
“We are really excited about all of the activity in Riverstone,” said Julie Johnson, co-community manager with Lisa White.
Jenni Mann, marketing manager for developer Hunt Midwest Residential, added: “The Reserve at Riverstone and the surrounding area are booming with activity. What’s nice about this community is that it feels very secluded, but sits within the middle of many area attractions like Tiffany Hills Sports Complex, the Springs Aquatic Center and Zona Rosa.”
The Reserve at Riverstone is a 117-acre, master-planned community that will include 284 single-family homes when completed. It is part of the 293-acre master-planned community of Riverstone which also includes 500 for-sale townhomes, a senior independent living facility, luxury apartments and 85 acres of retail.
Its prime location on Tiffany Springs Parkway between Congress and Amity is just north of Missouri 152 in Kansas City, North, and within walking distance of Zona Rosa. It is across the street from the Springs Aquatic Center and the Tiffany Hills Sports Complex and just a quick commute to Kansas City International Airport, making it ideal for business travelers.
If that isn’t enough to spur potential buyers to visit, it is in the highly sought-after Park Hill School District and students attend Renner Elementary, Plaza Middle School, Congress Middle School and Park Hill High School.
“If you’re shopping for a new home in the Park Hill School District, you must visit The Reserve at Riverstone,” Mann said.
All of these attributes encouraged Sallee Homes to join the builder team this year.
“We absolutely love the location,” said builder Tyler Sallee. “The proximity to shopping is unbeatable. It is just across the street from Zona Rosa, within walking distance to shops and restaurants. It is next to a major highway so residents can easily get to anywhere in the city.
“Added to that is the Park Hill School District, where there are limited opportunities left to build, while that school district continues to be in high demand for our clients,” he continued.
Sallee’s decision to begin building in the Reserve at Riverstone also was prompted by his experience in other Hunt Midwest communities.
“Hunt Midwest is a quality developer that provides excellent amenities,” he said. “We like to be surrounded by people like those at Hunt Midwest. Their developments pair well with the quality of homes we are striving to deliver to our customers.”
Sallee Homes currently has two homes under construction in Riverstone and plans to add more, once it determines what buyers in the community are seeking. “We want to have the right inventory for the clientele,” Sallee said.
Other builders include Robertson Construction, which began building in Riverstone in 2013, and Aspen Homes, which joined the team this year.
The Reserve is in its first phase and 23 home sites are available, many of which are walkout locations. Hunt Midwest is expecting those sites to quickly sell and is now designing the second phase, which will include approximately 40 home sites.
The builders offer a variety of styles, including two-story, reverse 11/2-story and 11/2-story, many with main-floor master suites.
Currently four homes are in various stages of completion. These include one two-story plan by Robertson Construction, one 11/2-story plan by Aspen Homes and a reverse 11/2-story and a 11/2-story by Sallee Homes.
Construction will begin this summer on the entrance monument and swimming pool, which is expected to be ready for use in 2015. While the amenities are under construction, Hunt Midwest provides family season passes to the Springs Aquatic Center.
