Estates of Wolf Creek has close-out sale for previous phase
The builders at The Estates of Wolf Creek are ready to concentrate their efforts in the newest phase of this popular Spring Hill community, so they are offering phenomenal close-out pricing on the last two homes in the previous phase.
If buyers sign a full-price contract of $318,500 by May 31 for builder Robert Garver’s Rockwood plan, he will finish a recreation room in the lower level at no additional charge.
The Rockwood is a two-story home with four bedrooms, 31/2 bathrooms and three-car garage. The lower level recreation room would add about 600 square feet to the 2,600 square feet of living space on the other levels.
If buyers are interested in a home emphasizing main-level living, builder Kelly Dunn’s Dunwood reverse ranch has been significantly reduced in price, from the original $337,500 to $319,000 for anyone who signs a contract by May 31.
The Dunwood is the largest reverse ranch plan in The Estates of Wolf Creek, with 3,096 square feet that includes three bedrooms, including the master suite, and two bathrooms on the main level as well as two additional bedrooms and another bathroom on the lower level.
The open design of the main level includes a living room and dining room, as well as a walk-in pantry. A large recreation room and ample storage completes the lower level.
The tandem three-car garage is perfect of those who want extra storage or a place for their boat, according to Brent Kendrick, who markets the community for the Scottie Broderick Team of RE/MAX State Line. And with Hillsdale Lake just a few minutes away, several Wolf Creek residents are boat owners.
“The close-out prices of these homes are well below the average price per square foot for new homes in Spring Hill,” Kendrick said.“The average price for new construction is $119 a square foot. With the free lower-level finish, the price of the Rockwood is about $105 a square foot. With the price reduction, the Dunwood averages about $99 a square foot.”
It is not too late for buyers who were unable to visit Wolf Creek during the Spring Parade of Homes to see its Grand Award-winning two-story Savannah plan. The builders in Wolf Creek have a strong history of winning awards, garnering Grand Awards during the last three Parades for three different models.
The Savvanah offers about 2,596 square feet of living space that includes four bedrooms, 31/2 bathrooms and a three-car garage. It is priced at $339,950, which Kendrick said is an incredible price for a home this size with all of these features.
Construction continues to be brisk in the community, with two two-story homes and a smaller ranch now under way. Prices are anticipated to start in the low $300,000s.
If buyers want to have a home custom-built, this is the best time to start the process.
“It takes about five months to build a home, if it is started in the spring when weather delays are infrequent,” said co-marketing agent Molly Garver.
New floor plans will soon be offered at The Estates of Wolf Creek. The builders are working with architects to develop homes designed to meet the ever-evolving needs and wants of homebuyers.
In addition to quality homes with award-winning designs, Wolf Creek offers numerous amenities, including walking trails, an existing five-acre stocked lake and another planned, a swimming pool complete with cabana, and a play area.
The Estates of Wolf Creek is in the highly acclaimed Spring Hill School District and elementary children attend the new Wolf Creek Elementary School, which opened last fall right in the community on land donated by Wolf Creek Development.
Students also are within walking distance of Spring Hill High School, recognized as one of two Kansas Service Learning Leader Schools for integrating curriculum with community service.
The 240 acres comprising The Estates of Wolf Creek are centered around a future 15-acre city park, adding to the amenities offered within the community. This quiet atmosphere, reminiscent of small-town living in years past, has created an unprecedented demand from homebuyers.
Homebuyers who choose to have a home custom built in Wolf Creek will be pleased to know that if they use preferred lender EverBank, they can take advantage of extended lock-rate options of up to 270 days (nine months) that offer a float-down option one time if interest rates decline.
EverBank also has a Lock and Shop plan, which allows buyers to lock in today’s interest rate and remove the stress of rate fluctuations. The rate is locked for 90 days and also offers a one-time float-down if rates fall.
Because The Estates of Wolf Creek offers such a wide spectrum of floor plans, it has drawn a diversity of residents that includes singles, families, empty-nesters and retirees. The community is near access to U.S. 69 and U.S. 169 highways, allowing residents to quickly reach all parts of the metropolitan area, and is only about 10 minutes south of Olathe.
