The Trianos consider themselves “long-term Overland Park residents,” so when they returned from a brief relocation to Salt Lake City, the family was keen to set down roots once again in their favorite city.

They had previously called Rodrock’s Forest View community home, but while away the new Sundance Ridge was introduced, giving the family a fabulous new community to consider.

Located east of Mission Road on 175th Street, the community is comprised of three neighborhoods—Big Sky, Red Fox Run, and Archers Landing—amidst rolling acreage, winding creeks, and mature trees. Yet it’s just minutes from Blue Valley High School, shopping, entertainment, and restaurants. The neighborhood is unlike any on the market, and the Trianos found themselves drawn to the quiet and privacy for which Sundance is known. The family recently moved into a new James Engle home in Archers Landing.

“We wanted to be in a large community set-up and having lived in prior Rodrock communities and knowing the end results there, we thought we’d get into Sundance in the early stages knowing 2-4 years from now what it would look like,” says Rob Triano. “In few years, the community will include a pool, large clubhouse, gardens/parks, picnic areas, and a Blue Valley elementary school. So many great features on the way!”

“There is a tremendous upside of being among the first to call one of our communities home,” says Brian Rodrock, president and CEO of Rodrock. “Not only do those who purchase early in the process get a prime choice of home sites, they also have the opportunity to build up an incredible amount of equity as the community around them grows.”

And the plans for future growth in Sundance Ridge are nothing short of astounding. It is a true master-planned community, where careful attention to even the smallest of details has been made throughout the planning process to enhance how residents live and interact with their neighbors.

As with many of its communities, Rodrock has set aside land for the construction of a Blue Valley elementary school, ensuring residents have easy access to one of the finest education systems in the state. The Blue Valley School district was named to Forbes Best-in-State Employers list, ranking in the top 10 of Kansas employers. Coming in at number 8, Blue Valley is the top-ranked K-12 school district in the Kansas City metro.

Understanding what a huge investment a home is for families, Rodrock works to provide absolute value protection. The Sundance Ridge development team is planning an expansive amenity package—including a lodge-style clubhouse and pool complex, indoor basketball court, pickle ball court, nature trails, well-equipped playground, picnic area, and more! Paved trails will offer easy access to the school and amazing amenities, fostering a small-town feel.

Coupled with quiet, safe cul-de-sacs and a true community feel—which will be fueled by the one-of-a-kind Moms’ Council, which plans family-friendly holiday events—Sundance Ridge is understandably enjoying a strong turnout of homebuyers and is in the midst of building many new homes, gearing up for spring throughout its three neighborhoods.

If you are looking to move quickly, Sundance Ridge offers 8 move-in-ready homes ranging from the mid-$400s to $1 million+.

“Among them is Rob Washam Homes’ Emrik III, which is loaded with unique features that embrace a light-and-bright tone,” say community manager Bob Sloan. “This award-winning 1.5 story is loaded with more than $100,000 of beautiful options—and is priced more than $60,000 below reproduction costs!”

As well, First Choice Custom Homes’ 2018 Spring Parade Silver Award Winner, the Tuscan Craftsman, is also available for immediate possession. This rustic reverse 1.5 story features a quaint library and spacious sunroom that makes the most of Archers Landing’s views.

“Sundance Ridge will offer two new and exclusive model rows this spring,” says community manager Bruce Stout. “Red Fox Run will showcase homes from Pyramid Homes, L&G Homes, Doyle Construction, and Rodrock Homes. Archers Landing at Sundance Ridge is also preparing to reveal an exciting model row comprised of award-winning homebuilders Hilmann Home Building, James Engle Custom Homes, and BC Residential Homes. We’re excited to unveil these properties during the Spring Parade of Homes.”
