Experience luxury with all of the ease-of-living amenities in the heart of Overland Park

Solera Reserve’s luxury maintenance-provided villas combine refined one-floor living with a great location at 139th and Quivira in the heart of Overland Park. Price Residential Group, LLC, is excited to announce the opening of Phase II.

Phase I’s 34 homes have already been claimed. Phase II’s 44 homes will be up for sale beginning March 1. The word is getting out about all the advantages of living in Solera Reserve, and they are expected to go quickly, says project manager Shelia Hampton.

“I think this has been a pretty well-kept secret,” Hampton said. “It’s just by word of mouth that people are coming, and we’ve been very successful.”

It’s easy to see why the community has been so popular.

The developer is the Price Residential Group, a third-generation owned company that is well known for providing high quality communities like Ashford Villas, Leabrooke Preserve and Nottington Creek, to name a few.

Solera Reserve features three reverse 1½-story models to choose from, although many of the design features are interchangeable. All are three bedrooms – two on the first floor – with a third bedroom and an optional fourth on the lower level. There are three full bathrooms, two on the main floor. All are just under 3,000 square feet, not including the optional fourth bedroom.

The wide-open designs include the kitchen, living room and dining area. The Cabernet model features a true formal dining room.

The Burgundy, although in the middle in total square footage, has a slightly smaller main floor. It also has a side-load garage and an executive laundry room with a mom’s workstation.

In its wide-open main floor, the Amarone has a large dining area that can expand into an adjacent sunroom area. A huge granite island makes it a showstopper.

“They are just really beautiful plans,” Hampton said. “All three of them are very, very different. I don’t think there is anything like them out there, which is probably why they have been successful.”

Durk Putnam, Solera Reserve’s builder, said the front bedrooms are separated from the master bedroom on the main floor in all of the plans, allowing the front bedroom to become an office if the owner desires. The truss building system expands the open concept and makes changes possible.

“We can build flexible living spaces to accommodate your specifications,” he said.

The lower levels, in addition to the third bedroom and optional fourth, feature a rec room/entertainment area with a wet bar, fireplace and a full bathroom.

“The lower levels are used for when the kids come home or for big family gatherings,” Hampton said. “The plan is to keep all of the everyday living on the main level.”

A feature that all three models share is the addition of sunrooms – heated and cooled – and covered porches with low-maintenance decking at the back of the main level.

“Our covered porches and our sun rooms are probably our biggest draw,” Hampton said. “I think we have three really big hits: huge open floor plans that have no walls in them, we have beautiful sun rooms that can be closed off with barn doors or French doors and a covered deck that you can screen and also put a fireplace out there. So it’s like being on vacation.”

The kitchens are an integral part of the open design and feature large islands, granite countertops, maple custom cabinets, and melamine interiors, which are standard. Many kitchen styles are available, from traditional to contemporary.

Another popular offering at Solera Reserve is the option for a fence, which is unusual for a maintenance-provided community. It allows residents to have pets.

“Solera” is a good term for the community, because in the wine world, solera is a blending of several quality wines. Similarly, the three models offer a high level of flexibility.

Putnam said all of the many options offered on the models are interchangeable, too, so if a homebuyer likes something in one model, it can be put into another.

To help homebuyers make their decorating selections, Solera Reserve has a design center, featuring Sarah Geer of Madden-McFarland Interiors.

Solera is a maintenance-provided community, offering lawn care, snow removal, winterization and opening of sprinklers, trash and, coming soon, a Cabana pool and clubhouse. Monthly dues are $225 a month.

This combination of design flexibility, maintenance being provided, main-floor living and its great location just south of 135th Street makes Solera Reserve the perfect place for empty nesters looking to right-size their living space.

Hampton said the community has had quite a few people moving in from Florida or Wichita to be near their children and grandchildren.

“They are meeting each other in the office. A lot of them know each other from mutual friends,” she said. “Bring your neighbor and build next door. It is a fascinating opportunity to embrace your community of friends.”

If seeing is believing, then don’t wait to tour Solera Reserve.

Hampton said that on March 1 they will start writing contracts with an open closing date and with about seven months to build, which might be extended to eight or nine months. She urged those interested to come in early, see the models and on March 1 be prepared to place a deposit.

“Phase II has 42 homes, and Phase I sold out in eight months. That’s not a lot for the amount of interest we’ve had,” Hampton said. “Our total community is slated for 165 home sites.”
