It’s that time of year when crisp air turns downright chilly and some lucky homeowners begin their yearly migration to warmer weather. So it’s welcome news that Rodrock Developments has two maintenance-provided communities—the Cottages at Woodridge and Grayson Place—that allow homeowners to effortlessly live a lock-and-leave lifestyle, knowing the exterior upkeep of their homes will be seen to in their absence.

Ideally situated just north of the thriving 135th and Metcalf corner, the Cottages at Woodridge feels like a world onto itself. Nestled on a quiet, private street, the community more closely resembles a European village than a Kansas neighborhood.

The Cottage’s ranch-style homes feature elegant arched entryways and windows, cathedral ceilings, doorways with French or pocket doors, two-car garages, solariums opening onto beautiful patios, and an abundance of pantry and storage space.

But the Cottages has been so popular, it’s been a struggle to keep up with demand. Currently only two Westbrooke floor plans, attached at the garage wall, are available.

“Both homes are listed for $439,950 and feature some 1,818 square feet of living space,” says Leslie Young, community manager. “They each have 3 bedrooms and a small basement under the garage, which is ideal both for storage and as a storm shelter. There are beautiful hardwood floors in the Great Room, kitchen, and den, and plenty of natural light thanks to lovely, large arched windows and vaulted ceilings. One home will include 3 baths, the other 2.5.”

One Westbrooke plan will feature a center-island kitchen, while its twin will have a peninsula. Both kitchens boast lighted cabinetry, a walk-in pantry, stainless-steel appliances, and ample counter space. The kitchen area naturally flows into the Great Room and den, so entertaining even larger parties is effortless.

Importantly, the homes are designed to age gracefully with its inhabitants, with zero-entry access from the garage into the home and in the bathrooms as well. And for just $319 a month, all exterior maintenance, roof repair (or replacement), lawn care, sprinkler system and landscaping upkeep, snow removal (starting at 3 inches) are taken care of—and the fee covers the insurance on the exterior and interior of home, as well (excluding personal property coverage).

Nearby, Grayson Place, found at 119th and Lone Elm Road, offers beautiful villas ideally designed so homeowners can enjoy all the pride of homeownership with none of the headaches.

The Villas of Grayson Place boasts two home plans by Gabriel Homes: Both the Richmond and the Fallon are reverse 1.5-story plans with 4 bedrooms, 3 baths, and 2-car garages. Each is loaded with custom cabinets, beautiful hardwood floors and superb tile, walk-in showers, and the latest in energy-efficient amenities, ensuring home operating costs remain low. These homes are single-lot, stand-alone villas with covered patios, brick and stone trim along the front and stucco along the remaining three sides.

The Richmond, with some 2,571 square feet of living space, won Pick of Parade Grand Award Winner and First Place for Distinctive Plan and Design in the Fall 2015 Parade of Homes. Priced at $382,380 and up, 4 homes are under construction.

The Fallon, meanwhile, boasts a garden kitchen complete with a large walk-in pantry with built-in recycling bins and icemaker box. Priced at $403,940, a Fallon floor plan is underway and due for completion by early winter.

“Homeowners can jet off for the winter while Rodrock Development, for a minimal monthly fee, manages lawn care and snow removal,” says community manager Anita Hadel.

And excitingly, Gabriel Homes is unveiling a new floor plan entitled the Karsyn. This 3-bedroom reverse will be priced at $330,000 and is already selling, despite no model to tour!

For those who love all the benefits of the Grayson Place community but want a little more room to stretch out, there are 3 homes by Chris George Homes ready for immediate possession. The 4-bedroom, 3.5-bath Yorkshire is a 2 story with a handsome Great Room and impressive kitchen, featuring shining hardwoods and an oversized granite center island. The new Redwood IV, meanwhile, beckons homebuyers in with its front porch and wows them with the floor-to-ceiling windows in the Great Room. And not to be forgotten is the popular Cypress, a beautiful 1.5-story reverse with 4 bedrooms and 3 baths.

With a community park and pond, two fantastic pools, a richly appointed clubhouse, and brand new middle school, Grayson Place provides a suburban haven for families of every shape and size.

The styles of homes and communities may vary, but the benefit of living a maintenance-free lifestyle in a top-notch Rodrock Development remains the same: Namely, being able to leave your home for warmer climes, while someone else tends to the headaches of snow, ice, and more.
