Bill Dammann often passed the Cottages at Woodridge, and he always appreciated the distinctive look of the community. He even stopped in a few years ago and toured an almost complete unit. Still, he decided he wasn’t quite ready to own his own home again.
But when Bill discovered that the Cottages was in its final phase, he realized it was now or never. He found a floor plan he liked and happily discovered there was just one left. The timing was perfect, and Bill couldn’t be happier.
“I chose the Cottages based on three ‘Ls’,” Bill says. “I liked the lifestyle the Cottages provides. It’s maintenance free, the living is all on one level, the people here are friendly, and it has a good, small community spirit. Secondly, it has a wonderful location. I go a few blocks one way, and there’s a gas station, bank, and a post office. The other direction, you have several grocery stores and some really great restaurants. And it’s also very easy to get to the highway and get downtown. Finally, I liked the looks of the Cottages—both outside and in.”
Homebuyers have flocked to Rodrock Development’s Cottages at Woodridge for years. But now, there are only two homes left in this incredible community—only two chances for homebuyers to find the perfect home at the perfect time, much like Bill did.
A maintenance-free community, the Cottages at Woodridge is ideally situated just north of the thriving 135th and Metcalf corner, yet feels like a world onto itself. This is partly due to its location, but also due to its charming design.
Nestled on a quiet, private street, the community more closely resembles a European village than a Kansas neighborhood. Meticulously designed by one of Kansas City’s most gifted architects, Wolfgang Trost, the Cottage’s ranch-style homes feature elegant arched entryways and windows, cathedral ceilings, doorways with French or pocket doors, two-car garages, solariums opening onto beautiful patios, and an abundance of pantry and storage space.
“With open floor plans and a location that couldn’t be better—close to all the shopping and restaurants on 135th Street—these homes sell themselves,” says Leslie Young, community manager.
But the Cottages has been so popular, it’s been a struggle to keep up with the demand. Currently two Westbrooke floor plans, attached at the garage wall, are just being completed. These will be the final two homes in this coveted community.
“Both homes are listed for $439,950 and feature some 1,818 square feet of living space,” says Leslie. “They each have 3 bedrooms and a small basement under the garage, which is ideal both for storage and as a storm shelter. There are beautiful hardwood floors in the Great Room, kitchen, and den, and plenty of natural light thanks to lovely, large arched windows and vaulted ceilings. One home will include 3 baths, the other 2.5.”
One Westbrooke plan will feature a center-island kitchen, while its twin will have a peninsula. Both kitchens boast lighted cabinetry, a walk-in pantry, stainless-steel appliances, and ample counter space. The kitchen area naturally flows into the Great Room and den, so entertaining even larger parties is effortless.
Importantly, the homes are designed to age gracefully with its inhabitants, with zero-entry access from the garage into the home and in the bathrooms as well. And for just $319 a month, all exterior maintenance, roof repair (or replacement), lawn care, sprinkler system and landscaping upkeep, snow removal (starting at 3 inches) are taken care of—and the fee covers the insurance on the exterior and interior of home, as well (excluding personal property coverage).
“Our homeowners enjoy a truly carefree lifestyle,” says Leslie. “Their homes are full of light and beautifully detailed. Nothing about these homes feels like downsizing. Rather, it’s all about right sizing with an eye to long-term, effortless living. There are no stairs to worry over, no maintenance headaches, or dangers. This allows our residents to truly enjoy this exciting community.”
And the neighborhood is an active one. “These neighbors love to spend time together,” adds Leslie. “They often get together to play cards or plan meals out at the fabulous surrounding restaurants. They go shopping at Corbin Park, explore Prairie Fire, and more. It’s an active, welcoming group. But there are only two opportunities left for homebuyers to discover what our devoted residents already know: The Cottages at Woodridge is a vibrant, rare find right in the heart of Johnson County.”
