Cottonwood Canyon, a premier residential subdivision located just one mile west of Interstate 435 on 95th Street/Prairie Star Parkway directly south of the Lenexa City Center development, offers upscale maintenance-provided living in a unique, captivating and secluded setting.

The community encompasses two residential neighborhoods: The Lake, with homes ranging from $600,000 to over $1 million, and The Village, priced from $400,000 and up.

Lifestyle amenities here include lakes, rolling hills, exposed rock walls, vast open green spaces and spectacular views of the adjacent Golf Club of Kansas, which only a few years ago was ranked among Golfweek magazine’s “Best New Courses.”

Another reason why so many people have chosen to live in Cottonwood Canyon is because of the distinctive design plans from some of the Kansas City area’s premier builders, including B.L. Rieke Custom Homes, Starr Homes LLC, Don Julian Builders, Reed Fuller Construction, and Befort Construction, to suit a wide variety of needs, desires and lifestyles.

Curtis Befort with Befort Construction (befortconstruction.com) chose to build here because of the picturesque home sites and location which, he says, is simply not available anywhere else in the Johnson county area.

“Cottonwood Canyon’s proximity to K-10 and I-435 highways makes it very easy to get to wherever you want to go,” Befort said. “It is also very exciting to see all of the new development along the Renner corridor for business, shopping and new eating establishments.”

Befort Construction takes a fully custom approach to homebuilding, allowing its clients to participate in the decision-making process. And it prides itself on providing complete attention to detail.

“There are so many new and innovative products and designs available, we want to make sure that our customers have as much information as possible as to what is out there, prior to making a decision,” Befort says. “The homes that we are focusing on in Cottonwood Canyon are reverse story-and-a-half floor plans. And we are currently framing a home for sale which has tremendous views of the natural rock landscape of the golf course, located on Lot 36 behind the 15th green.”

When asked about current trends Belfort responded, “Outdoor living spaces have become very popular, for good reason. They provide a new dimension to extend the home and make it feel larger. Also, technology is an extremely important aspect to homebuilding today with many new alternatives for networking and audio/visual to accommodate the way we live today.”

Starr Homes is currently building an upscale reverse 11/2-story model home highlighted by four-bedrooms, including a large master suite on the main floor, and four full and two half-bathrooms. Located in The Lake area, the home sits in a cozy cul-de-sac overlooking Cottonwood Canyon’s beautiful lake featuring a fountain that accentuates the surrounding natural beauty.

B.L. Rieke Custom Homes is building a spec home in The Village that is a reverse 11/2-story floor plan which overlooks the fairway on hole 15 with four-bedrooms and four-bathrooms.

From a buyer’s perspective, it was the serenity, peacefulness and golf course that attracted TJ and Kathy Beecroft.

“We lived here 20 years, and moved back from Denver when the community first opened. When we lived [in the Kansas City area] before, there was nothing out here,” Beecroft said. “We were really surprised and loved the area, and [Cottonwood Canyon] was one of the last communities where you could get a home literally on the golf course.”

The location was another key factor for the couple. “We always make the point that we are only about a mile from I-435, so it’s easy to get anywhere,” Beecroft said. “But it is so quiet when we sit out on the patio in the evenings. All along the back we see nothing but the deer, turkey, wildlife and trees. It’s so peaceful.”

Sales at Cottonwood Canyon have been at a brisk pace. New spec homes are both planned and under construction, and many of the amenity lots have been placed under reservation. Plans for Phase 2 are also coming soon.
