Parking multiple cars, toys aren’t problems at Chapel Hill
Homebuyers who own several automobiles or just need a lot of space for hobbies or water sports will find the multiple garage options at Chapel Hill a perfect fit. The Overland Park community offers a wide variety of home options from 10 different building companies and many offer four, five or even more garages.
Chapel Hill is not filled with houses that look like every other one on the block. The community awarded “2014 Community of the Year” by Kansas City Homes & Gardens magazine has a vast array of floor plans to accommodate a wide range of buyers’ tastes, preferences and needs.
“You won’t find more variety and available homes anywhere else than Chapel Hill this year,” said Bill Gerue with Weichert Realtors Graham-Welch, who markets the community. “We know homes and cars are often the biggest purchase many people make. The quality builders we have at Chapel Hill understand this and incorporate that into their award-winning designs.”
The current building companies in Chapel Hill include Don Julian Builders, Rodrock Homes, Lambie Custom Homes, ParkView Homes, Dan Smith Homes, James Engle Homes, Sallee Homes, Ashlar Homes, Martens Family Enterprises and KC Builders & Design, all of which offer a variety of plans that may be viewed on the Chapel Hill website at LiveatChapelHill.com or on the builders’ individual websites. Buyers may bring in their own builder and plans, as well, with developer approval.
Rodrock Homes is showcasing a four-car tandem garage in its Augusta ranch reverse plan under construction at 16809 Haskins, priced at $436,000, and 13212 W. 170th St., priced at $466,500. Both have three bedrooms on the main floor with one or two additional bedrooms on the lower level.
Don Julian Builders has a wide selection of floor plans at Chapel Hill with four-car garages. The Edgewood ranch reverse, 13200 W. 170th St., priced at $519,900, has a garage featuring four full-size bays. There are three bedrooms on the main level with a fourth bedroom guest suite on the lower level. A four-car garage can also be found at the Brookridge II ranch reverse, priced at $519,900, located at 16801 Hauser. Both homes back to the tree preserve area of Chapel Hill, which provides enhanced views.
The same unique views and preserve location can also be found at the Kensington reverse 11/2-story being built by Don Julian Builders at 13112 W. 170th St. Priced at $529,900, it has two bedrooms on the main level and two bedrooms on the lower level. The garage features four full-size bays.
A four-car garage is also featured at the home being built by Don Julian Builders at 13016 W. 170th St. The Wyndham reserve 11/2-story home, priced at $519,900, backs to green space and has a walkout basement.
Homebuyers who want a five-car garage can find it at the Jacqueline reserve 11/2-story being built at 13301 W. 172nd St. by ParkView Homes for $463,333. The home, which features three covered decks, is just 30 to 45 days from completion.
ParkView Homes has a home with a five-car garage ready for new owners to move right in at 17213 Noland St. Priced at $389,900, the Westbrook reverse 11/2-story offers a covered front porch and a walkout basement that backs to future green space.
Another ParkView Homes’ offering is the 11/2-story Angelique, which has a four-car garage, at 13312 W. 172nd St. The $417,270 home has a bonus finished basement to include a family room with full bath. Buyers won’t want to miss the soaring two-story great room ceiling and two covered decks.
Although the community is spread out on 240 acres of beautiful, rolling terrain, developers decided from the very beginning to set aside 70 acres of open green space. Residents love the heavily wooded tree preserve, small pocket parks, open green spaces and hike and bike trails that will link into more than 300 miles of Johnson County trail systems. Residents also enjoy a pool and play area now with a second pool for the community planned in upcoming phases.
Also providing recreation is the Heritage Park complex adjacent to Chapel Hill. It covers more than 1,200 acres and features an 18-hole golf course and a 40-acre lake for fishing, sailing and swimming. A 30-acre off-leash dog park is a popular amenity as are picnic cabanas, sports fields and green spaces.
The sales office is staffed by Bill Gerue, Krissy Kempinger and Cory Stewart, who are ready to answer any questions or help you with a home or lot selection. Chapel Hill is located at the intersection of 173rd Street and Pflumm Road in Overland Park. Visit the community’s website at LiveatChapelHill.com.
