Homes selling quickly in Parkway Village
Sales at Parkway Village have been brisk since the Northland community opened and the five members of the building team all have homes in various stages of construction to keep up with the demand.
“We’ve sold 24 homes in the last 13 months,” said Larry Eckhoff, with RE/MAX Innovations, who markets the community. “Parkway Village is really doing quite well.”
Eckhoff attributes Parkway Village’s success to its great home values and a close-in location with excellent highway access. The builders bring a spectrum of plans that include ranch, reverse 11/2-story, atrium split, split-level and two-story styles.
Eckhoff said home prices range from $200,000 to the low $300,000s while home sites are priced from the low $30,000s to the high $40,000s, prices difficult to find in today’s new-home market.
Interest rates continue to be historically low and Parkway Village’s preferred lender offers a long-term lock on fixed rates that allows buyers to take advantage of those low rates while their new home is under construction.
Parkway Village is situated at Missouri 1 highway and Northeast 80th Street, south of Missouri 152. It is near Maple Woods Community College, as well as Maple Woods Nature Preserve and Happy Rock Park. A variety of shopping, dining and entertainment venues are nearby.
The model home at 7722 N. Walrond Ave. is open from noon to 5 p.m. Friday through Monday and by appointment by calling 816-777-3130. The model home is the Lancaster plan, built by Hoffmann Custom Homes and described by Eckhoff as a beautiful new ranch plan situated on a greenway lot. It is priced at $249,500. Hoffman also has an additional three ranch plans in various stages of construction.
Parkway Village welcomes a new builder, GC Construction, a long-time, family-owned company that has been building in Lee’s Summit for a number of years.
“GC Construction is bringing its beautiful 2,800-square-foot reverse plan to Parkway Village,” Eckhoff said. “They are high quality builders offering 2-by-6 wall construction and a premium trim package.”
Higgins Building Company has two split-entry inventory homes available, one with a two-car garage priced at $197,000 and the same plan with a three-car garage priced at $203,000. Both homes have four bedrooms and three bathrooms.
Brookside Homes, another long-time Kansas City builder, has three inventory homes under construction that will be completed in the next 90 days. All are a four-bedroom split-entry plan with a three-car garage that will be priced at $223,000. This plan won a Pick of Parade Award from the Home Builders Association of Greater Kansas City.
Sterling Homes also has three inventory homes under construction, priced in the $260,000 to $280,000 range. All are reverse ranch plans with two bedrooms on the main level and two bedrooms plus a rec room on the lower level. All of these homes back to the walking trail and nature preserve.
“Parkway Village is really a beautiful setting,” Eckhoff said.
A walking trail along Parkway Village leads to the Maple Woods Nature Preserve and Happy Rock Park, which is a huge park and part of the Gladstone park system.
“The walking trail is easily a mile, if you walk all the way through the park,” he noted. “A lot of people use the park every day. It’s a popular place.”
Excellent highway access allows Parkway Village residents to reach either downtown or the airport within 15 minutes and Zona Rosa within 10 minutes.
Parkway Village is in the North Kansas City School District and students attend Chapel Hill Elementary, Antioch Middle and Oak Park High schools.
