Three properties have investment potential
When it comes to listing agricultural land in the Northland that has potential for investors, Show-Me Real Estate is an expert. In fact, it now has three listings with considerable investment potential.
All three properties are in prime locations, including one in Kansas City, North, one in Lawson and one just north of Smithville Lake.
The Kansas City, North, property includes 38 acres on the south side of 108th Street, three-quarters of a mile east of Interstate 435.
“This is wonderful development property located in the city limits of Kansas City,” said Dirk Talley, Show-Me Real Estate owner and broker. “This property is in the highly coveted Staley High School district. Many improvements, including sewer and water, have been made to the area.”
Talley envisions this land for development as a high-end residential subdivision with potential of commercial or multifamily, that would have excellent highway access. Although the land currently is used for agriculture, it is zoned residential so a developer could easily plat it as a subdivision. It is priced at $2.8 million.
Not only is it in the highly regarded North Kansas City School District and Staley High School attendance area, it borders other popular residential subdivisions and is minutes from a variety of shopping areas, services and restaurants. Three golf courses are nearby and it is minutes from Hodge Park.
The 212 acres for sale on 184th Street in Lawson also has potential as a residential development. It is just east of Interstate 35 and north of Missouri 92, and surrounds the Lawson golf course.
“This is perfect development property and provides excellent agriculture income until it is used for development,” Talley said.
The land currently has a tenant farmer that has planted it in grain and crops.
“Even as agricultural land it is an excellent investment that has been returning about 3 percent a year,” Talley said.
The parcel is listed at $1.166 million.
The third tract is 178 acres on O Highway on the north side of Smithville Lake that is listed at $836,600. This may be the last opportunity to purchase this property in a traditional manner, since it may soon go to auction.
“This is an excellent combination of crop and pasture land on a blacktop road,” Talley said. “Some of it is CRP land. It is a beautiful area that adjoins the Corps of Engineers land.”
He added that it would be the perfect place to build a rural dream home or to purchase as an investment for potential residential development.
These three properties are just a small sampling of investment opportunities available from Show-Me Real Estate, which lists and sells residential real estate, commercial real estate, agricultural land, vacant land and land for development.
Show-Me Real Estate, a locally owned company with no franchise affiliation, fills a unique niche. It is close enough to the city for its agents to be knowledgeable about city residential and commercial transactions but is located in a small town with a rural atmosphere so it has experience with agricultural land transactions.
