‘Home is where the heart is’ at Leabrooke Town Manor
Homebuyer Amy Cohn was wowed the instant she walked in the door. After looking at well over 30 different home options, this was the one.
“Every single thing — from the counter tops to the fixtures, paint color, carpets and more — was what I would have picked if I was building a house in Kansas City,” she said. “It was nothing I had ever seen before.”
Cohn was talking about Leabrooke Town Manor.
Located in Leawood just off Kenneth Road and 148th Street, the new residential community offers luxurious, upscale maintenance-provided townhomes to suit a wide range of lifestyles.
Built by Taylor Sterling Construction Company and developed by Leabrooke Townhomes LLC, Leabrooke Town Manor, once completed, will be a boutique community offering a wide array of amenities to suit buyers from single professionals to families, empty-nesters and retirees.
Ten floor plans are offered encompassing three and four bedrooms, all with master suites on the main level. Available floor plans include a choice of 11/2-story or reverse designs with daylight, walkout or egress lower levels. Homes start at $339,000.
“I really wanted something new, fresh and maintenance-free,” said Cohn, a young professional. “I am very picky and in the previous places I looked there was always something that just didn’t fit my needs. At Leabrooke Town Manor the homes are gorgeous, the amenities are unbelievable, and the prices are great. It fit everything I was looking for in a place to call home.”
Some of the upscale interior features include select 31/2-inch hardwood oak floors, knotty alder cabinetry, crown molding, iron spindles, oak tread and designer carpet on the stairs, stone or tile fireplaces, built-in bookcases and beautiful wood treatment on many of the ceilings.
The state-of-the-art kitchens offer granite or quartz counter tops with a generous breakfast bar and stainless steel appliances complete with a gas self-cleaning range. All homes feature granite or marble vanity tops in the bathrooms, and Jacuzzi or soaker tubs.
Each home offers the master suite and laundry on the main floor, two bedrooms and full bathrooms, either upstairs or on the lower level, a spacious great room with high ceilings and an additional family room or loft. One 11/2-story plan has a fourth bedroom on the main floor which could also be used as an office. All 11/2-story homes include a full pre-plumbed basement.
The cottage-like exterior consists of textured stucco and rock, lush landscaping and a choice of a private deck or patio. All homes also include an attached two-car garage.
“What we offer at Leabrooke Town Manor are upscale features and finishes that one would expect to find in a higher price point single-family home, at a more affordable price,” said Dan Taylor, the builder of the community.
As a maintenance-provided community, residents will enjoy a relaxing, lock-and-leave lifestyle where all of the routine duties associated with home ownership — full lawn, landscape and sprinkler system care; snow removal; trash collection; water and sewer costs; repair and replacement of roofs and gutters; fire and property liability insurance encompassing the home and fixtures — are covered under the $220 per month HOA dues.
According to Patty Hummel, who markets the community for ReeceNichols, “The maintenance-provided lifestyle is very popular, as it allows people to spend more time doing other activities. Residents create a carefree life and are able to enjoy the wealth of outdoor amenities offered by the Leabrooke community which includes a swimming pool, tennis and basketball sport court, stocked fishing pond and clubhouse with exercise facility.”
Retirees Davis Shikles and Lorraine Murray-Shikles were the first residents to build and move into the community. They were attracted to the maintenance-provided lifestyle and loved the area.
“We love it because it’s a little bit of country but in the middle of everything with banks, grocery stores and shopping,” said Murray-Shikles. “We can look out our window and enjoy a beautiful green area, watch deer each evening and are adjacent to Ironwoods Park which we enjoy.”
“Along with completed homes, we have several in the early stages of construction,” said Hummel. “There is still time available for buyers to choose their finishes. The developer is offering a $5,000 decorating allowance with each signed contract through May 10, 2015.”
For Cohn the choice was simple. “Home is where Amy’s heart is,” she said, “because when I come home and walk through those doors that is where I really feel happy.”
