Final phase opens in Brighton’s Landing
The fourth and final phase has just opened in Brighton’s Landing, a popular northwestern Olathe neighborhood. When these 44 estate-size home sites are gone, there will be no more.
Annie Kennedy, who markets the community for Realty Executives of Kansas City, said this phase offers perhaps the best home sites in Brighton’s Landing. Many of them back to green space or heavily treed open space and the majority are walkout sites.
“These home sites will be released this spring and we expect them to sell quickly,” Kennedy said. “We encourage interested buyers to sign up on the waiting list so they won’t miss this opportunity.”
Kennedy said homes will be priced from $400,000 to $600,000 and buyers are welcome to bring their own plans and builder, with the approval of developer P & L Development.
JS Robinson Fine Homes, the featured model builder in the fourth and final phase, plans to build two distinctively designed model homes in the newest phase. He has a 25-year history of building award-winning homes in the Kansas City area and is a green builder with all his homes receiving a HERS rating.
The Regency 11/2-story will be the anchor sales model office. The covered front porch of this plan opens to a foyer that flows past a dramatic staircase to the great room. This open design also includes a gourmet, island kitchen with a deep walk-in pantry and formal dining room. The kitchen boasts granite counter tops, custom cabinets and high-end appliances.
Tucked behind the kitchen is a bonus flex room with a full bath, perfect for a home office, craft room or main-level bedroom. The master suite is on the opposite side of the home and includes a tiled bath with European walk-in shower, spa tub and double vanities, as well as a large walk-in closet. The upper level includes three bedrooms, two bathrooms, a study and optional loft. This home has a three-car garage.
JS Robinson’s other model will be the Rosemont, a reverse 11/2-story, three-car garage home. The open-concept main level flows from the entry past the dining room to the great room that opens to the kitchen and breakfast room. The island kitchen includes custom cabinets, granite counter tops and high-end appliances. The garage entry leads past a half bathroom and drop zone that opens to both the kitchen and a walk-in pantry with a desk.
The main-level master suite includes a bath with a corner tub, shower and double vanities that opens to a large walk-in closet and the laundry. A secondary bedroom on this level includes an en suite bathroom.
The lower level has so much space to offer with one to two additional bedrooms, a bathroom and recreation room with optional wetbar bar.
Brighton’s Landing is off Lone Elm Road at 114th Street in Olathe, a thriving area in the Olathe School District and just around the corner from the highly sought-after Olathe Northwest High School. It is minutes from Kansas 10 highway, providing quick access to all areas of Kansas City and to Lawrence. The Kansas State Bio-science campus is nearby and shopping, services and restaurants are only three minutes away in any direction.
Brighton’s Landing has a pool and cabana with walking trails coming soon. Kennedy describes it as a friendly neighborhood chosen by many multiple generation families where grandparents watch their grandchildren grow up.
“This is a close knit group that plans lots of activities,” she said.

Mick Vena, owner of P & L Development, has created more than 10 communities in Olathe over the past 23 years, including the Woods of Bradford, Bradford Trails, Bradford Estates, Bradford Village, Bradford Gardens, the Landings of Stone Creek and Village Center Square. Before that, Vena was a developer in Tulsa, Okla.
Vena’s newest project is Canyon Ridge, a maintenance-provided community of single-family villa homes in Lenexa just north of Kansas 10 and the Cedar Creek Parkway exit on Canyon Creek Parkway. Construction of four model homes has just started in this enclave of 61 home sites.
The unique ranch and reverse 11/2-story floor plans were designed by architect Brad Hubbard. Each plan is distinctively designed to fit the treed, walkout home sites in Canyon Ridge and will be priced in the low to mid $300,000s.
