Parkway Village sells 30 homes in fewer than 20 months
The 30th homeowner has now moved to Parkway Village, a popular Northland community where sales have been brisk since the community opened fewer than 20 months ago.
Demand and interest in the community have increased so much that the new model is now open daily from noon to 4 p.m. This model at 7844 N. Walrond Ave. is a brand new 2,800-square-foot reverse ranch plan by GC Construction offering four bedrooms and three bathrooms.
This home is loaded with energy-saving features, such as 2 x 6 wall construction, low-E windows and high efficiency heating and air conditioning. Extras include hardwood floors, a premium trim package, granite counter tops, a huge pantry, two bedrooms on the main level, a covered deck, a bar in the lower level and a three-car car garage. It is priced at $325,000.
To meet the continuing high demand, the five members of the building team all have homes in various stages of construction.
“Parkway Village is really doing quite well, ” said Larry Eckhoff, with RE/MAX Innovations, who markets the community.
Eckhoff attributes Parkway Village’s success to its great home values and a close-in location with excellent highway access. The builders bring a spectrum of plans that include ranch, reverse 11/2-story, atrium split, split-level and two-story styles.
Eckhoff said home prices range from $200,000 to the low $300,000s while home sites are priced from the low $30,000s to the upper $40,000s, prices difficult to find in today’s new-home market.
Sterling Homes has four inventory homes under construction, priced in the $270,000 to $295,000 range. All are reverse ranch plans with four bedrooms. Completion dates are 30, 90, 120 and 180 days. Three of the homes back to the walking trail and nature preserve.
Hoffmann Custom Homes currently has three plans under construction, including a Wellington ranch plan priced at $249,900, a Lancaster ranch plan at $247,900 and a new reverse ranch plan, the Sierra, that has four bedrooms and is priced at $259,900. All have walkout basements.
Higgins Building offers a completed split-entry home with a three-car garage priced at $203,000 and it is ready to start two more spec homes.
Brookside Homes has three inventory homes under construction that will be completed in the next 90 days. All are a four-bedroom, split-entry plan with a three-car garage that will be priced at $229,900. This plan won a Pick of Parade Award from the Home Builders Association of Greater Kansas City. They also are introducing a new front-to-back plan priced in the $230,000s.
Interest rates continue to be historically low and Parkway Village’s preferred lender offers a long-term lock on fixed rates that allows buyers to take advantage of the low rates while their new home is under construction. Currently, a 30-year fixed conventional mortgage from the preferred lender has a rate of 3.875 percent.
Parkway Village is situated at Missouri 1 highway and Northeast 80th Street, south of Missouri 152. It is near Maple Woods Community College, as well as Maple Woods Nature Preserve and Happy Rock Park. A variety of shopping, dining and entertainment venues are nearby.
“Parkway Village is really a beautiful setting,” Eckhoff said.
A walking trail along Parkway Village leads to the Maple Woods Nature Preserve and Happy Rock Park, which is a huge park and part of the Gladstone park system.
“The walking trail is easily two miles, if you walk all the way to the park,” Eckhoff noted. “A lot of people use the park every day. It’s a popular place.”
Excellent highway access allows Parkway Village residents to reach either downtown or the airport within 15 minutes and Zona Rosa within 10 minutes.
Parkway Village is in the North Kansas City School District and students attend Chapel Hill Elementary, Antioch Middle and Oak Park High schools.
