Located in Leawood just off of Kenneth Road and 148th Street, the new residential community of Leabrooke Town Manor offers luxurious, upscale maintenance-provided townhomes to suit a wide range of lifestyles.

Built by Taylor Sterling Construction Company and developed by Leabrooke Townhomes LLC, Leabrooke Town Manor, once completed, will be a boutique community consisting of 90 to 100 homes offering a wide array of amenities to suit future buyers from single professionals, to families with young children, to empty-nesters and retirees.

Leabrooke Town Manor currently offers eight spacious and open floor plans encompassing three and four bedrooms, with the buyer’s choice of 11/2-story and reverse 11/2-story designs. Prices range from $339,000 to $369,000.

The upscale interior features include upgraded 31/2-inch hardwood oak floors, knotty alder cabinetry, brushed-nickel or oil-rubbed hardware, crown molding, iron spindles, oak tread and designer carpet on the stairs, upgraded 12- by 24-inch tile in the bathrooms, stone or tile fireplaces, built-in bookcases and beautiful wood treatment on many of the ceilings.

The state-of-the-art kitchens offer gas stoves, granite counter tops with a generous breakfast bar, allowing for a secondary eating area, and stainless steel appliances complete with a gas self-cleaning range. All homes feature granite or marble vanity tops in the bathrooms and Jacuzzi or soaker tubs.

The reverse 11/2-story plan offers the master bedroom and laundry on the main floor, boasting a spacious lower level which includes two bedrooms, a full bathroom, roomy living area, separate storage rooms and egress, daylight or walkout access.

The 11/2-story plan also offers the master bedroom and laundry on the main floor with an upstairs that includes two bedrooms, a full bathroom, spacious loft, additional closets and several that have bay windows with window seats. One 11/2-story plan has an additional bedroom on the main floor which could also be used as an office. All 11/2-story homes include a full pre-plumbed basement with egress windows.

Each home includes a textured stucco and rock exterior, lush landscaped yard and the buyer’s choice of a private deck or patio. All homes also include an attached two-car garage.

“What we offer at Leabrooke Town Manor are upscale features and finishes that one would expect to find in a higher price point single-family home at a more affordable price,” said Dan Taylor, the builder of the community. “Rather than playing the upgrade game, bringing additional expense and broken dreams to the buyer, we have already included upscale features as standard, which allows buyers more bang for their buck.”

As a maintenance-provided community, residents here will enjoy a relaxing, lock-and-leave lifestyle where all of the routine duties associated with typical homeownership are covered under the $220 per month homeowner association dues.

This includes mowing, edging, trimming, fertilizing and weeding of lawns; trimming and replacement of all trees and bushes; snow removal; annual start-up, winterization and repair of the lawn sprinkler system; repair and replacement of all gutters; and roof repair or replacement.

The dues also cover water and sewer, trash collection, fire and property liability insurance encompassing the home, fixtures and equipment such as the HVAC.

According to Patty Hummel, who markets the community for ReeceNichols, “The maintenance-provided lifestyle is very popular with people across the generational spectrum, as it allows them to spend more time with family and friends instead of taking care of their yards, repairs and the like. Residents of Leabrooke Town Manor create a carefree life and are able to enjoy the wealth of outdoor amenities offered by the Leabrooke master HOA for an annual fee, which includes a swimming pool, tennis court, basketball court, stocked fishing pond and clubhouse with exercise facility. In addition, Leabrooke Town Manor offers excellent proximity to the fabulous Ironwoods Park, easy access to the 135th Street shopping corridor and feeds into the Blue Valley School District.”

Interest has been at a brisk pace and reservations are currently being taken. In celebration of the 2015 Spring Parade of Homes, the developer is offering a $5,000 decorating allowance with each signed contract through May 10.

“In addition to the completed townhomes, we have several in the early stages of construction,” said Hummel. “So there is still time available for buyers to choose their stain and paint colors, granite, carpet and other options that meet their particular needs, desires and lifestyle.”
