Maintenance-provided villas offer luxury living in a boutique community

HA new Overland Park boutique villa community is located at the corner of 133rd Street and Melrose Street, just west of 69 Highway off 135th Street and Switzer, Melrose Reserve offers luxury villa community living.

The community officially opened in January after completion of its new model homes, and when complete will encompass only 50, stand-alone, single-family, maintenance-provided villas.

“One of the things that has attracted a lot of prospective buyers to Melrose Reserve is the fact that it will be such an intimate community,” said Teresa Acklin, who markets the property with Cathy Drake for Prime Development. “Along with that, it offers a phenomenal location in a private, tucked away neighborhood in the heart of Overland Park that is still close to all that the ‘big city’ has to offer.”

Two luxury model villas are built by well-known Kansas City area homebuilders—Starr Homes, and JS Robinson—each known for their distinctive designs, upscale finishes and exceptional quality. Multiple floor plans are available for these ranch and reverse 1-1/2-story plans, each featuring three or four bedrooms, bathrooms and three-car garages.

Standard interior features, considered upgrades in many other area maintenance-provided communities, include granite countertops in the kitchens and bathrooms, hardwood flooring, upgraded carpet, and appliance packages. “It is a fresh, new approach to the homebuilding selection process,” said Acklin. “At this price point, our buyers have come to expect certain luxuries and creature comforts. Rather than making buyers go through the exercise of upgrading these common selections, our builders took it upon themselves to design a superior product from the start.”

During this year’s Spring Parade of Homes, two Melrose Reserve model builders received awards for their spectacular plans. Starr Homes was awarded the Gold American Dream Award for their Tacoma model. Following Starr Home’s lead; JS Robinson was awarded the Silver American Dream Award for their Avala model. “We are extremely proud of what our builders have accomplished,” stated Acklin. “It is more than rewarding when we get to see our builders receive these types of accolades from the greater Kansas City market.”

Daylight and walkout lots are available, and villa prices range from the mid-$400,000s to the $700,000s. Lot prices range from the mid-$80,000s and lot reservations are being taken.

“Sales have been at a brisk pace since January,” said Acklin, “and there are several villas that are move-in ready, with others in different stages of construction. The latter allows buyers to further customize their new home to fit their needs, desires, and lifestyle.”

Prospective buyers can tour the community’s three beautifully furnished, model row homes to get a feel for the high level of creativity and craftsmanship that goes into every aspect of the villas, from design to completion of construction. (Outside builders are also permitted with developer approval.)

Other community builders include; LDH Construction, Prairie Homes, LG Homes, Stewart Homes, and Roger Scott Homes.

The homeowner’s association dues cover lawn care, snow removal, trash and recycling, allowing residents a true lock-and-leave lifestyle when traveling for work, or going out of town for vacation.

“A lot of visitors to our model homes have told us that they have second homes and they either visit frequently, or live there for several months out of the year,” said Acklin. “What they love about Melrose Reserve is that because it is maintenance-provided, they can just leave and not have to worry about anything.”

Residents at Melrose Reserve are within a stone’s throw of highway networks that can take them to a variety of recreational opportunities at nearby parks and golf courses, and numerous popular dining, entertainment and shopping destinations including Town Center Plaza, Town Center Crossing, Prairie Fire, Lenexa City Center, the Country Club Plaza, the Crossroads Art District and Downtown Kansas City.

The community is also within only a short commute to some of Johnson County’s largest employers, and the KCI airport is only 30 minutes away.

For residents with children, area schools include Cottonwood Point Elementary, Oxford Middle School, Blue Valley Northwest High School and St. Thomas Aquinas High School.
