Farmers National Company has continued its expansive growth in the Kansas City real estate market. Local broker Bill Gaughan said that one of the most common misconceptions is that Farmers National Company only sells farms and ranches.

Gaughan laughed and said, “That is like saying that State Farm only insures farms. The powerhouse marketing program that Farmers National Company brings to bear on each client’s property works even more powerfully on estate homes, horse properties and rural homes of all kinds.

“Selling high-end rural properties requires a different approach than selling homes in a subdivision,” he continued. “Buyers for these kinds of properties shop on different websites, expect expansive information, and often must be enticed to travel some distance to view a home.”

The mixture of internet, print, direct mail and targeted marketing is different for each property and Farmers National has decades of experience in creating custom marketing plans for each individual property.

As proof, Gaughan points to the several high-end properties currently being offered in the Kansas City marketplace by Farmers National Company. Properties like these require the type of marketing power that only Farmers National can produce.

Farmers National may be recent to the Kansas City marketplace but it has been selling high-end properties like these across the country since 1929 and Farmers National measures its real estate sales in the billions. As examples, Gaughan points to the following current listings:

▪  In Linn County, Kan., is a 113-acre property with three homes. The 4,100-square-foot custom home built in 2007 has loads of windows, high ceilings and lots of entertainment space. It features a gourmet kitchen with granite counter tops and an awesome island. The master suite has a first class bath complete with a steam shower and great views.

The property also includes a turn-of-the-century farmhouse as well as a caretaker’s home. The property is also a turn-key cattle or horse operation with miles of pipe fencing as well as working pens. There is a machine shed and a Morton building, as well as a livestock barn which has pipe turnouts. For family gatherings, weddings and large receptions there is a state-of-the-art pavilion complete with a commercial kitchen overlooking a lake with an attractive fountain. MLS No. 1922936

▪  Near Edgerton, Kan., is an amazing hidden gem on 80 acres that is secluded yet near the city. This extremely well maintained ranch home hides you not only from the road but from stress. Wildlife abounds; trees, deer, ponds, meadows, streams and more become the stuff of your daily life.

The exquisitely maintained grounds reflect the care given to the three bedroom, 21/2 bathroom, ranch home with finished walkout basement, a deck overlooking the grounds, two fireplaces and a workshop/hobby room. This hidden gem cannot be seen from the road. MLS No. 1896746

▪  Just southwest of Harrisonville, Mo., is a home in a stunning setting looking like something out of a movie. The home on 32 acres overlooks a three-acre stocked lake and pond surrounded by white fencing. This is a 6,500-square-foot home with five bedrooms all with their own en suite baths, Jacuzzi tubs and walk-in closets. There is a second living quarter in the basement with a private walkout entrance to the back yard.

The entry has marble floors and extra-wide staircases to the basement. The two fireplaces work as both wood and gas burning. The ceilings on the main floor are 14 feet tall. It features triple paned windows throughout the main level and two laundry rooms. The home has sweeping views of the lake and land. For horse lovers there is a large 40-foot by 60-foot barn/shop with three bays and a 30-foot by 40-foot horse barn with three stalls and tack room. MLS No. 1907763

▪  Near Lawrence is a 161-acre working buffalo ranch and it comes with all the appropriate amenities including pipe pens and pipe working area. Located on rolling hills, it overlooks a gorgeous valley. The property is fully fenced and cross fenced with extra tall and sturdy fencing to hold the buffalo herd.

It also has five stocked ponds and several acres are in cropland. It is a turnkey cattle operation. It features a 2,000-plus-square-foot home with three bedrooms and three baths. It is in the Vinland Valley close to Lawrence. MLS No. 1918832
