Looking around, it’s readily apparent that Rodrock Development made a “hole in one” in purchasing and turning around the Greens of Chapel Creek in Shawnee. Located next to the vibrant Shawnee Golf & Country Club, the Greens is in the midst of exciting expansion and improvements that have current homeowners delighted and interested homebuyers intrigued.
“We’re thrilled to announce that construction on the next phase of lots in the Greens of Chapel Creek began at the end of July,” said Bob Sloan, community manager and longtime Rodrock marketing agent. “There will be 66 new lots in the first offering, of which over half will back to the golf course and/or ponds.”
The lots range from 83 to 100 feet in width, providing for a variety of unique floor plans. Such careful preparation helps ensure that the community is anything but cookie-cutter in appearance. In addition, prospective buyers can work with the builder of their choice.
“Once utilities are installed, building permits can be issued by early December,” Sloan said. “We’ve had a great deal of interest already, so we’re keeping a list of interested buyers and updating them as development progresses. Once the streets are in, we should have a good feel for which lots will offer walkout and daylight lower levels and be able to provide pricing.

“A lottery will determine the order of choosing lots, so anyone interested in the new phase should get on this list so they can be updated on when this will take place,” Sloan added. “We will then have a drawing for builders to let them choose their lots, which is very exciting, because we’ve been fielding inquiries from some of the top builders in the Kansas City area.”
Still, that’s only part of the progress being made at the Greens: The new pool opened up a few weeks ago to much fanfare from residents. And the city park, Erfurt Park, is almost through the bidding phase, with construction beginning in the next month.
It’s this sort of news that has residents invigorated and proud to call the Greens of Chapel Creek home. Fittingly enough, the Greenwood family moved into the community this April. Meri Kay and David worked closely with Jim Lambie from Lambie Custom Homes to come up with a floor plan (a reverse 11/2-story) that would best suit their busy lifestyle now and in the future.
“We chose our lot because we’re both partial to sunsets, and where we are, we can see for miles and have a great view of the western sky,” Meri Kay said. “It’s a great middle-of-the-road location for us, giving us easy access to the airport, downtown and visiting both sides of our family.”
Gwen Plattner is a real estate agent with ReeceNichols. If there’s anyone who knows all about upcoming developments, it’s Plattner. But this discerning buyer found the Greens of Chapel Creek to be a standout amongst other subdivisions.
