The first — and most integral — attribute that attracted the Schmidt family to Grayson Place, a Rodrock Development at 119th Street and Lone Elm Road in Olathe, was price.
“We were drawn to Grayson Place because it’s one of the most affordable new neighborhoods in Johnson County,” admitted Justin Schmidt. “When we found the house, we weren’t as concerned with the neighborhood, but the neighborhood ended up being one of the best parts of the house.”
Located on a pristine bit of prairie, Grayson Place truly is a neighborhood gem. After all, it provides a welcome reprieve from cookie-cutter neighborhoods in a close-knit community with home styles that suit every family’s distinctive needs. In this day and age of home building, that is no small feat.
The Schmidt family bought the home as a spec in September 2013, and, at the time, it was one of only two to three houses on the cul-de-sac.

“But the house had everything we were looking for: a three-car garage, a mudroom and a wide-open floor plan,” Schmidt said. “Since we bought, our cul-de-sac has filled in with great neighbors and plenty of little friends for our 4-year-old twins. Very quickly, our favorite part of Grayson Place has been meeting so many families that have become good friends.”
The Schmidt’s location, ideally situated at the end of a cul-de-sac, is truly one active little place. There are more than a dozen kids under age 5 on the street, making finding a playmate an easy task.
“But Grayson Place is a little unique in that you have the older part of the neighborhood and the newer part,” said Schmidt. “It’s nice to have a little establishment in the neighborhood, with older homes and families, too.”
“From first-time homebuyers to those looking to retire, we truly have something for everyone: two-story homes, ranches, reverse ranches and maintenance-free villas.” said Mike Slaven, a Rodrock marketing agent of more than 20 years.
For those interested in a “lock-and-leave” option, Grayson Place has fantastic ranch villas by Darol Rodrock Homes. Available in two plans (The Kingston and The Blakely), the reverse 11/2-story homes offer three and four bedrooms. These cottage-inspired homes feature quaint front porches, a wonderful open concept, vaulted ceilings and energy-efficient construction — all at only $279,950 to $284,950. Complete maintenance is provided for a low monthly fee, freeing homeowners to travel or just enjoy their favorite pastimes with no struggles to upkeep their homes.
The community also offers The Villas of Grayson Place, with two home plans that offer a very unique feature: Each home by Gabriel Homes Inc. features brick exterior construction on all four sides. These homes are single-lot, stand-alone villas with lawn care and snow removal taken care of for a small fee.
“We also have some gorgeous and highly affordable single-family homes with a variety of great floor plans from some of the area’s top builders, including Chris George Homes, Prieb Homes and James III Homes,” said Roberta Kranz, a Rodrock marketing agent. “And what’s more, we’re in the unique position of having fantastic inventory. In fact, we have more than 20 homes under construction to fit almost every budget — from the $270,000s to the upper $300,000s — available for immediate to spring/summer occupancy. We have walkouts, daylights, green space, treed and cul-de-sac locations. We also have maintenance-provided townhomes within close proximity of our pool and clubhouse amenities.”
And 2015 has gotten off to a very strong start, with three sales in January alone. Yet varied home styles are only the beginning: With a community park and pond, two fantastic pools, a richly appointed clubhouse, and brand new elementary school, this neighborhood provides a suburban haven for families of every shape and size.
And in truth, Grayson Place feels like home, with its expanded amenities, beautiful rolling land and one of the strongest Rodrock Moms’ Councils in existence. In fact, residents have already received their invitations to the upcoming Easter Egg hunt, a can’t-miss event that the residents adore.
Grayson Place is absolutely overflowing with promise and potential, offering buyers a home the fits every need in a neighborhood that is anything but cookie-cutter. Slaven and Kranz encourage buyers to stop in and see what sets Grayson Place apart from other developments.
“There’s no community with more to offer families — from those just starting out all the way to those looking to relax in their retirement years,” said Slaven.
