Phase III, The Estates is now open at Chapel Hill
In just a few short years, southern Overland Park’s community of Chapel Hill has become one of the most celebrated new-home developments in the area. Each of the community’s many accolades were earned through the hard work, dedication and commitment to deliver excellence and quality by everyone involved, beginning with the project’s owner/manager, Richard Lashbrook.
“Chapel Hill remains uniquely positioned to offer new-home buyers a fantastic selection of homes, floor plans and an impressive list of experienced home builders to choose from,” Lashbrook said. “We combine all of the most sophisticated and modern elements of real estate development from the latest construction techniques and a traditional concern for details and quality through and through.”
Lashbrook added that buyers can bring in their own plan and builder to the community, as well, for custom home construction.
The opening of its third phase, The Estates, is a direct result of the success enjoyed by the initial phases of the community. Fueled by an active home-buying pace, new homes are already being built in Phase III. Phase II has been selling very quickly, and there are still choice home sites and speculative homes available.
The 71 exceptional home sites in Phase III offer a tremendous variety of sites for homebuyers to pick from, including walkouts, daylights, garden levels and an extraordinary number of sites backing to green space. In southern Overland Park, it is virtually impossible to find home sites elsewhere that compare to the beauty and value of those in Chapel Hill’s new phase, Lashbrook said. Phase III home sites start at $71,900.
“Chapel Hill has been built in one of the most picturesque areas of southern Overland Park,” said Bill Gerue with Weichert Realtors Graham-Welch, which markets the community. “Chapel Hill has been meticulously designed, offering extensive landscaping and amenities. Our homes reflect unequaled quality at surprisingly affordable prices. No other community in the area offers such value.”
Chapel Hill is spread over 240 acres where more than 600 homes are planned. The pastoral charm of the community has been secured with the reservation of 70 acres of green space. Residents currently enjoy all the community amenities, including a current pool complex, playground and hike and bike trails. A second pool for the community is planned for upcoming phases. Also, the community is within minutes of fine dining, shopping, health care and family entertainment opportunities.
Adjacent to Chapel Hill is the Heritage Park Complex covering more than 1,200 acres. Heritage Park features an 18-hole golf course and a 40-acre lake for fishing, sailing and swimming. A 30-acre off-leash dog park is a popular amenity, as are picnic cabanas, sports fields and green spaces.
Chapel Hill is within the award-winning, top-rated Spring Hill School District. Spring Hill schools have earned the coveted Kansas Standard of Excellence award. Students are ranked No. 1 and are given every possible advantage to achieve at the highest level. As an example, Mac Air computers are provided for all students in grades 6-12.
“At Chapel Hill, you will find home plans to fit just about everyone’s lifestyle needs,” Gerue said. “Also, we have a good inventory of homes available for everyone wishing to move in either 30, 60 or 90 days. Other agents bring their relocation clients to Chapel Hill because they know they will be able to find what their client needs and desires without having to visit countless new-home areas.”
Lashbrook is often asked what the secret to success has been at Chapel Hill.
“My answer is always the same. The secret is … there is no secret. It hasn’t been a matter of luck either. Chapel Hill’s success is the culmination of many individuals performing at a very high level. Besides, it has been my experience that luck is always enhanced by hard work. There aren’t many shortcuts in life or in business.”
At Phase III, The Estates, a new model row of gorgeous homes is being built by five of the area’s most respected builders. The new model row is scheduled to be completed by 2015 Fall Parade of Homes. Current model row homes are now for sale. Priced from $410,500 to $547,287, these models were built by ParkView Homes, Rodrock Homes, Don Julian Builders and Lambie Custom Homes and are available now for spring deliveries.
