Jim and Mary Marrello had been looking for months at new-home communities within Lenexa and northern Olathe, keeping a careful eye on price and the true value neighborhoods had to offer.

“I’ve seen most of what those communities have to offer, and there’s a huge difference in properties,” Jim says. “Most of the new home models were well built, but they didn’t reflect what the base price of the house would look like. They were overbuilt, and, in most cases, 25 to 30 percent higher than the base price. Some communities misrepresented the future HOA dues and property taxes. Some had rude on-site property management representation who made you feel unwelcome. Some communities wouldn’t even sit down with you and discuss floor plans unless you could provide a pre-approval letter.”
