Home sweet home: ‘Magnificent setting’ beckons in south Overland Park

Amid the lush, gently rolling terrain of southern Johnson County awaits an opportunity for homeowners to have it all: thoughtfully designed floor plans by some of the area’s most accomplished builders and what Bill Gerue with Weichert Realtors Graham-Welch called “a magnificent setting.”

The flourishing new home community encompasses 240 acres, 70 of which are reserved for greenspace, natural prairie grasses and tree preservation areas. The result is an idyllic retreat that envelops homeowners in the quiet beauty of a pastoral setting. Yet with a location adjacent to the Heritage Park Complex—complete with an 18-hole golf course, 40-acre lake, a 30-acre off-leash dog park and a new 18-hold championship Frisbee course—as well as close proximity to the highway, homeowners can enjoy their favorite recreation, shopping or dining in minutes.

Inside Chapel Hill, a stellar line-up of model home builders—including Don Julian Builders, New Mark Homes, James Engle Custom Homes, Suma Design, Parkview Homes KC and Bickimer Construction—offer an enticing variety of updated floor plans. The new model row for Chapel Hill’s newest phase, phase IV, is a prime example of the variety and quality that awaits at Chapel Hill.

The new model row is now open on Bradshaw Street just north of 173rd Street. Newly opened model homes include:

  • A Laurel 1½-story from James Engle Custom Homes at 17209 Bradshaw St. The 2,850-square-foot home won a Silver Award for Pick of the Parade during the Fall Parade of Homes.
  • A Santa Claire III reverse 1½-story from Suma Design & Construction with 3,300 square feet at 17201 Bradshaw St.
  • Bickimer Construction, Inc.’s Jefferson EX reverse 1 ½-story at 17141 Bradshaw St. The 2,940-square-foot home won a Gold Award for Pick of the Parade during the Fall Parade of Homes.

Three additional model homes will open in the coming weeks, including:

  • A Broadmoor II reverse 1½-story with 3,190 square feet from Parkview Homes KC, LLC, at 17137 Bradshaw St.
  • Don Julian Builders, Inc.’s Brookridge II reverse ranch with 3,700 square feet, at 17133 Bradshaw St.
  • A Timberland Expanded 1½-story home from New Mark Homes with 2,750 square feet, at 17129 Bradshaw St.

Chapel Hill’s model homes are intended to delight and inspire prospective buyers. They can then choose from 80 impressive homesites, all recently released as part of phase IV’s opening. The majority of the homesites are daylight and walkout locations adjacent to community green spaces, the ideal backdrop for Chapel Hill’s stately yet comfortable homes. Homesites range up to 6/10 of an acre in size and are priced from the $90,000s to the $140,000s.

In a testament to the steadily increasing demand for homes at Chapel Hill, development of phase V is already underway and will result in additional new homesites that are available in late fall. These prime locations will be immediately south of the phase IV model homes.

Life at Chapel Hill is undoubtedly centered on the community’s expertly built homes, which are carefully designed and built to give homeowners the eye-catching, fully appointed spaces of their dreams.

Yet Chapel Hill is also designed to bring residents together, creating a warm, welcoming atmosphere that’s enhanced by recreation and social activities. Another highlight of phase IV is an expanded amenity package, which features a second, competition-sized swimming pool, a clubhouse, an expanded tot lot and a pickle ball court. These attractions join the community’s existing amenities—a lagoon-shaped swimming pool, tot lot and walking trails—to give homeowners an exciting array of options.

They say variety is the spice of life—and that’s never been more true than at Chapel Hill. From the enviable selection of floor plans to the numerous community amenities, Chapel Hill has something for everyone.

“We have floor plans to fit nearly any lifestyle needs and we have several homes that will be available to close on in the next 30 to 90 days,” Gerue said.

Many may think of Weston as the sleepy little town north of Kansas City — and in some ways, it is.

It’s quaint with a Main Street that harkens back to the Frank Capra days in all the best ways. But if you haven’t been to Weston in the last three years, then you haven’t really been to Weston.
