A four-story hotel is planned for a high-profile location north of the Country Club Plaza along 45th Street between Belleview and Madison Avenues.
MHG Hotels, an Indianapolis firm, wants to begin construction on a 96-room SpringHill Suites Marriott in the first half of next year, according to Steven M. Gasperi, the broker who helped MHG assemble the properties for the project.
The one-acre site is straddled by the Southwest Trafficway and within walking distance of the Plaza and Westport.
“I know Marriott is extremely excited about it,” Gasperi said Monday.
The location is occupied by a small business, Tudor Wood Works, at the southeast corner of 45th and Belleview, and seven houses. The buildings would be demolished for the hotel development, which includes a 62-space parking garage and 34-space surface lot, according to documents filed with the City Plan Commission.
Sanjay Patel, the developer with MHG Hotels, could not be reached for comment Monday. The $9 million hotel proposal is scheduled to be reviewed today by the City Plan Commission. The project would require rezoning and the closing of an alley between Belleview and Madison.
Gasperi, president of Gasperi Group Commercial Real Estate, said the project has been in the works since last winter, and no public incentives are being sought.
The SpringHill Suites brand of Marriott includes an indoor pool and hot breakfast buffet as amenities, but no restaurants or bars. A report prepared for the City Plan Commission stated the entrance of the hotel would be on 45th Street. City planners have recommended approval of the proposal.
This is the second new hotel in the works for the Plaza area. A boutique hotel, the 132-room Hotel Sorella, is scheduled to open next month as part of the Plaza Vista development at 48th and Belleview.
Hyatt had proposed a 225-room luxury hotel for the Plaza area last year but dropped that plan in face of opposition to proposed tax breaks.
