The swath of land that stretches down the K-7 corridor, from Lenexa and Shawnee to Olathe, is having a moment, if you will. This corridor is a hotbed for thriving businesses, including Cerner, Aldi, Honeywell, and Amazon. In turn, the area has seen incredible growth, fueled in part by strong businesses but also by nearby attractions, award-winning schools, and some amazing housing opportunities.

Among them is a collection of extraordinary Rodrock Developments, including the Greens of Chapel Creek, Forest View, Arbor Woods, and Arbor Lake. Each neighborhood is perfectly positioned so families can effortlessly work, live, and play—all within minutes of each other. And during the Spring Parade of Homes these communities are showcasing a show-stopping 13 homes open to tour until May 13th.

Take a stroll up a winding boulevard, past a cascading 50-foot waterfall and natural rock bluffs, to gorgeous Forest View to see four homes exquisitely outfitted for this year’s Parade. (There were to be quite a few more, but they sold before the tour!)

“We just moved into the new Chesapeake II.3 by Hilmann Home Building, which is on Parade,” says community manager Linda Roberts. “This reverse 1.5 story is stunning! The gourmet kitchen boasts granite countertops, white enameled custom cabinets, and a gray enameled center island. The room is laden with the finest in finishes, including stainless-steel appliances, gas cook top, and a walk-in pantry with coffee bar and convenient door from the garage to effortlessly slide your groceries in! An inviting lower level is great for entertaining and features a granite wet bar, wine refrigerator, and pass-through to the outdoor walkout walk-up.”

Also not to be missed is the Harlow V by Prieb Homes, which is an expansion of the builder’s perennially popular Harlow plan. This 2-story abode features 5 bedrooms, 4 baths, and an open floor plan with a thoughtfully designed kitchen and center island.

Meanwhile, Tabernacle Homes has two homes on Parade, including the stunning 1.5-story Denali Chalet and the 1.5-story Denali Reverse.

“The Denali Reverse is located on a wooded lot backing to park area,” adds Linda. “Tour-goers need to stop to see the natural surroundings from the large deck overlooking the woods and expansive patio on the lower level. And don’t miss the elegant owners’ suite with detailed ceiling design leads into spa-like bath with double granite vanities, walk-in shower, and jetted tub.”

Not to be outdone, the Greens of Chapel Creek, which is located off of 68th Street in Shawnee, has five fantastic entries. “We have a Laurel Expanded by James Engle Custom Homes and Hilmann Home Building’s Chesapeake 2.1—both of which have never before been seen by the public,” says community manager Brandilyn Thompson. “These are all brand new models!”

Excitingly, there will be a $2,000 allowance for any contract written during the Parade on a Hilmann Home Building abode. (Certain homes apply, so ask an agent for details!)

And tour-goers also have to stop in to see the Brentwood by James III Homes, which is beautifully done up to tempt tour-goers. And Dreams & Design has both the Sirabella and the reverse 1.5-story Everest II on Parade. The Sirabella boasts a clever suspended garage floor, while the Everest II sits perfectly on a golf course lot, featuring an outdoor kitchen.

Rounding out the Parade options are Arbor Woods, at Canyon Drive and 125th Terrace, and Arbor Lake, at Prairie Star Parkway and Clare Road.

Three homes are ready to “wow” Parade attendees in Arbor Woods, including the Bower and Marco IV by Darol Rodrock Homes. The Marco IV is a fantastic reverse with 4 bedrooms, 2.5 baths, a huge Great Room with vaulted ceilings, and a true cook’s kitchen. Just down the way, the Bower is a true 2-story home with 4 bedrooms, 3.5 baths, and an open, stylish floor plan that’s filled with light and made for effortless entertaining.

Finally, Prieb Homes’ Levi is a gorgeous 5-bedroom, 4-bath abode ideal for even the most active of families. Shining hardwood floors grace the kitchen, breakfast room, main floor bath, and mud room. A formal dining room and Great Room ensure there’s plenty of room to stretch out and entertain.

Arbor Lake rounds out the impressive Parade offerings with Prieb Homes’ Sydney 3. With 5 bedrooms and 4 baths, the Sydney 3 comfortably accommodates even large families and boasts such lavish extras such as a stately study/office, vaulted ceilings, oversized bathrooms, and more.

There is truly so much to see along the K-7 corridor this Parade. Come and see why this area is ideally situated to balance work, play, and more!
