“I’ve been doing this for over 15 years and I enjoy seeing county property as much today as I did the first day on the job. Some days I can’t believe I’m getting paid to do this,” said local Farmers National Company broker Bill Gaughan. “I sometimes feel sorry for agents who sell homes in subdivisions, seeing the same small lots, and the same floor plans over and over. When you sell country property, like I do, they are all different.”
For the last two weeks Gaughan had been taking out of state clients who are moving to the KC area, to look at homes in the country. “You can change or build a house to be exactly what you want”, said Gaughan, “but the difference for people wanting to move to the country is always in the land, and the land is far less open to change than a house. Because of that each country property is unique.”
“We specialize in selling rural property because we love being out in the country”, said Gaughan. “People don’t move to the country to change real estate, they move to the country to change their lives. We always keep that in mind for both our sellers and buyers.”
When selling country property Gaughan does not use a cookie cutter approach and views each property individually to determine the best way to market the property and meet the goals of their clients. “We spend as much time marketing the land as we do the house, because it’s the land that people move to the country for.”
All forms of advertising are available. Whether it is internet advertising selling properties on international websites to clients from Russia and Hong Kong, to classy direct mail pieces, Youtube videos, drone videos, and more. “The goal is to get the property sold, and it is never one size fits all”, said Gaughan. In addition, Farmers National has extensive direct mail capabilities, with massive mailing lists of buyers interested in rural property.
But perhaps Gaughan and his team are of most value representing buyers who are making their first investment in country property. For people new to living in the country they may be faced with issues they had not thought about, and which most real estate agents don’t usually deal with.
Items such as septic systems, easements, building in the country, rural zoning issues, hunting rights, pond building, mineral leases, farm leases, and more are all items Gaughan deals with daily.
“It is always sad to see someone disappointed with their country property because they were surprised over an issue that an experienced rural agent would have known about”, said Gaughan. “We really like working with buyers moving to the country, and can usually save them both dollars and heartache.”
“We sell all kinds of country property to include not just homes and acreages for homes, but also horse properties, and farms.” As an example of how thorough the marketing is, there are three local websites devoted to special types of Kansas City area rural property.
RuralKC.com is dedicated to country homes and home sites, KCHorse.com is a specialty website for horse properties, and FarmersNationalKC.com has complete listings for Farms and Ranches. As a member of the Kansas City MLS, all local properties can be found on any of these three web sites.
RuralKC.com makes searching for country homes easy by separating all the metro counties and with 1 click you can easily see all the properties in a county with homes, or all the vacant land in a given county, and they are already sorted by acreage size to make it simple.
The web sites are designed to make it easy to find not only properties but other resources for buying or selling country property. For example, KCHorse.com has a link to local equine resources, such as veterinarians, tack shops, farriers and more.
