Downtown Kansas City’s residential portfolio continues to experience explosive and exciting growth. And longtime urban living champion Christina Boveri, owner of Boveri Realty Group, continues to bring more residents to the area. As occupancy rates climb, prospective downtown dwellers have an enticing range of living options, including two coveted properties – Centropolis and Quality Hill Square.

When Dave Hensley needed to move back to Kansas City from Denver to launch a new business venture, he remembered how much he enjoyed working with Boveri Realty Group when he needed help with a Kansas City rental several years ago.

After reaching out to them, Hensley connected with Boveri agent Roger Moseman, who said there was a new building in downtown Kansas City’s River Market neighborhood that Dave should consider.
The two met the next day to tour Centropolis, a newly finished for-lease building in the heart of the River Market. And Hensley was instantly hooked.
“Everything about the location was attractive to me,” he said. “I left Kansas City in 2012, so I hadn’t realized how much the neighborhood has grown. I was amazed with all of the foot traffic in the area.”
Perched at the corner of Fifth Street and Grand Boulevard, Centropolis puts residents in the midst of the thriving neighborhood, just steps away from the Kansas City Streetcar, not to mention an incredible array of restaurants.
“You can do a food tour of the world just in the River Market, and I love that,” Hensley said.
He was especially drawn to the building’s sleek, modern homes, especially the floor-to-ceiling windows (available in select units). Hensley opted for a one-bedroom and loves the view of the neighborhood and streetcar from his balcony. He’s also excited to use the building’s courtyard terrace, which offers sweeping views of downtown.
One of Hensley’s favorite parts of Centropolis? The secure garage parking.
“To have a parking garage where your car is protected from the elements in the middle of downtown – it’s fantastic,” he said.
Centropolis offers one- and two-bedroom units, priced from $1,215/month. And for a limited time, prospective residents can take advantage of an incentive that offers two months free rent with a 14-month lease signed by Dec. 15, 2016, considerably reducing a unit’s rent.
The building’s location is ideal for Hensley, who, along with business partner Leib Dodell, are in the midst of creating Bar K, a riverfront dog park that will include a bar and restaurant.
“Leib and I both have dogs, and we started spending a lot of time at dog parks,” he said. “Yet we realized there’s not much for dog owners to do at the dog park, and over drinks, we said it would be great to combine the two.”
Bar K will be built along the Missouri River, adjacent to Berkley Riverfront Park. Hensley said the location is serendipitous for several reasons.
“It’s the last frontier (for Kansas City development), yet it was also the first frontier,” he said. “Kansas City started on the river, and now we’re going back there.”
Hensley said project plans are being finalized and will be submitted for permitting approval “any day now.” That would put Bar K on track for a late spring/early summer opening.

Quality Hill Square
425-445 W. Ninth St.
The picturesque, tree-lined streets of the Quality Hill neighborhood have long been a favorite spot for downtown residents and visitors alike. Now, prospective buyers can take advantage of an exciting opportunity in the mostly residential area.
The formerly income-guided condos of Quality Hill Square are now open to all buyers. And with the removal of those government guidelines, Quality Hill Square offers the “only new residential product on the books in downtown Kansas City,” according to Michelle Van Trump with Boveri Realty Group.
Quality Hill Square offers fully renovated one- and two-bedroom units, priced at $129,000 and $155,000, respectively. Interior features include hardwood floors, granite countertops, stainless steel appliances and a washer/dryer. Additionally, all units come with one parking space. Low taxes and HOA dues further underscore the building’s affordability, making it an ideal option for buyers looking for a home amid downtown’s increasing occupancy rates.
An appealing variety of restaurants, shops and services are just a short stroll away from the scenic neighborhood, along with several Kansas City streetcar stops. Several downtown neighborhoods and attractions are also close by, including the River Market, Power & Light District and the Crossroads Arts District.
