Austin Reserve has flexibility for big or small families

The Austin Reserve community in Gardner is attractive to families of all sizes for several reasons. The seven completed homes in phase two can accommodate a smaller family needing three bedrooms or the family that wants four bedrooms.

And the location is perfect for a family with elementary school children. Austin Reserve is located in the western part of Gardner. Homes in this growing subdivision are close to Madison Elementary, Pioneer Ridge Middle School and Gardner-Edgerton High School.

“If you walk down the street, you walk right to Madison Elementary,” said Marti Lilja, an agent for Reece & Nichols. “On the north side, there is going to be a future park area. It is on the western part of the city. It has a nice, peaceful Gardner feel to it but still close to all the main schools.”

One of the seven completed homes in phase two has already been sold. The builder, Prieb Homes, is offering new home buyers a variety of choices in Austin Reserve.

Essentially, Prieb Homes has four floor plans in Austin Reserve: The Sydney, The Sydney II, The Greenview and The Greenview II. The main difference in the second version of each floor plan is four bedrooms.

“He tried to accommodate people who wanted the same type of finishes, but only needed three bedrooms versus four bedrooms,” Lilja said. “Obviously, there is a little more square footage in a four-bedroom home.”

One of the homes that is open to view through appointments with Lilja (913-709-1415) is The Greenview II at 685 N. Berry St., Gardner. The two-story home with four bedrooms, 2.5 bathrooms and a two car garage is listed at $264,950.

The expanded version of the popular Greenview plan features a much desired second floor office, which also provides a loft feeling.

An open living room and kitchen make the living space great for entertaining. Bookcases and double doors lead to a spacious master bedroom and master bathroom, which includes an oversized tub and walk-in closet. The laundry room is on the bedroom level for added convenience.

“It is more of an open floor plan,” Lilja said. “It has a grand entry when you walk in. It is very vaulted and open and has a rounded staircase.”

The Sydney II is also a two-story home with four bedrooms, 2.5 bathrooms and a two-car garage. It is listed at $259,950.

The expanded version of the big selling Sydney plan features a front porch with beautiful cedar and stone pillars, and has a dramatic two-story vaulted entry. The kitchen features custom alder cabinets with hidden hinges, hardwood floors, a center island, an oversized walk-in pantry and upgraded hardware.

The convenient laundry room is located on the second floor. The master bedroom has walk-in closets and the master bathroom features a double vanity. All bedrooms have vaulted ceilings to create a more spacious feeling. This version also has a fourth bedroom, which can easily be used as an office.

“The Sydney is more of a practical floor plan,” Lilja said. “It uses all its square footage. Corners and nooks are used for closets and things like that.”

Now is a great time to look at the six completed homes that are ready to be occupied and to get a feel for the Austin Reserve community. In the spring, the third phase is scheduled to begin. There will be 15 homesites available in phase three. The roads for phase three were recently finished.

“They will be larger lots and it will back up a tree line on the east side,” Lilja said.

Directions: I-35 South to the first Gardner exit. Head west to Center Street, north to Madison, west to Waverly, then north approximately a half mile to the Austin Reserve entrance.
