Fountains at Raintree has ‘everything I was looking for’

Fewer than 40 home sites remain at Fountains at Raintree, a maintenance-provided community in Lee’s Summit that’s proven popular with the large number of homeowners drawn to the area for a variety of reasons.

Gloria Helmer calls Fountains at Raintree “beautiful” and said the community “had everything I was looking for.” When Gloria moved from her northern Lee’s Summit home, she opted for a speculative home that she said has “wonderful touches throughout,” including a home office, a screened-in porch and crown moldings.

Built by Glen Jones Homes Inc., Fountains at Raintree is designed to appeal to the baby boomer age group and offers convenience, affordability and a wealth of amenities, as well as proximity to Raintree Lake and related recreational activities.

When Tom and Janice Setter moved into the community, they loved it so much that they inspired two of their friends to move in, too. The Setters opted to build a custom home in Fountains at Raintree, something that many homeowners choose to take advantage of Glen Jones’ extensive building knowledge and versatile floor plans.

“They work with you throughout the entire process,” Janice said. “We got to pick all of our features and finishes and everything is high class.”

Regardless of a prospective buyer's preferences, The Fountains at Raintree has a floor plan, price point and construction timeline to meet a range of needs. Builder Glen Jones frequently updates plans to reflect popular amenities and additions, creating a functional yet stylish space that's adapted to meet the individual homeowner’s needs and specifications.

A number of purchase opportunities are available to fit a range of needs and move-in timelines, but prospective buyers are urged to act quickly. As custom home sales continue to increase, the community is now limited in the number of walkout and daylight home sites available. The Fountains at Raintree is now in its final phase with fewer than 40 home sites left.

Mary Jones, a Realtor with Reece Nichols who markets the Fountains at Raintree, said the community's newly designed Bayfield floor plan has been a popular choice for homeowners. Several home styles are in various stages of completion and prospective homebuyers can choose from new front elevations. Additionally, a three-car garage floor plan has been revised with extra square footage and will soon be under construction.

A speculative version of the popular Brentwood floor plan is available for prospective buyers. Located on a daylight home site, the home has an expanded front bedroom/office with over 1,900 square feet of first-floor living.

And if you’re in the market for a home that can accommodate special needs access, look no further than the Fountains at Raintree. Several of the community’s floor plans can be designed with no steps and offer wheelchair access and pocket doors throughout, as well as wheelchair-accessible showers.

Ranging from 1,600 square feet to 3,500 square feet including the lower level, homes at The Fountains at Raintree possess a wealth of standard amenities often charged as upgrades in other home developments. Standard finishes include choices of tile, cabinet wood and stain, and granite counter tops. Other design components include crown molding, architectural arches, central vacuum, security wiring, zero-clearance fireplaces, heat pumps, prewiring for 5.1 surround sound, garage door openers and keyless entry.

Exterior features include composition roofs, vertical vinyl siding and soffits, stucco and brick or stone front facades, vinyl-clad thermal-break windows, lifetime warranty fiberglass front doors and storm doors.

In addition to stylish, functional and well-built homes, Fountains at Raintree offers residents a wealth of amenities, including walking trails throughout the community, as well as proximity to Raintree Lake, which offers boating and fishing. The Fountains HOA includes mowing, irrigated lawns and common areas, trash pickup and snow removal. Homeowners enjoy the Lee’s Summit amenities but with Cass County taxes. And the community is home to a number of events throughout the year, giving homeowners the opportunity spend time with their neighbors.

“You can be as active as you want,” Gloria said. “There are lots of events — summer gatherings, fall potlucks and Bunko games. The people here are so friendly. I’d recommend the community to anybody.”

Added Janice, “ The ladies in the community invited my friend and I to a Christmas party and welcomed us to the community. There are lots of activities to choose from, including Bunko and bridge. And the walking trail is right outside our back door.”

Affordability is key when purchasing a new home, and Jones and her knowledgeable team are eager to explore additional financing options for prospective buyers ready to downsize, including those who need assistance listing their current home. The team's lending partner has recently extended build-job lock rates, as well as other programs, that “make your move easy and eliminate the guesswork,” Jones said.
