Eagle Creek, Timber Trails offer homebuyers an opportunity to move in before school starts

School may be starting in a few short weeks, but it’s not too late to find the new home you’ve been dreaming about. Builders have a wide selection of move-in ready homes available in two popular Hunt Midwest Residential communities: Eagle Creek in Lee’s Summit and Timber Trails in Raymore.
“We have seven completed homes just waiting for their new owners to move right in,” said Carol Smetanka, who is Eagle Creek community manager along with Peggy Holmes. “This is a great time to buy a home as interest rates remain low. The increasing cost of building materials make it impossible for these homes to be reproduced for the same price.”
She added that Eagle Creek is not only in the highly rated Lee’s Summit School District, it also is in the Lee’s Summit West High School attendance area, the newest school in the district and highly regarded for its academics and athletics programs. It received a Silver Award from U.S. News & World Report’s 2013 list of best high schools and has a 97 percent graduation rate.
“Buyers love that school district,” said Tyler Sallee of Sallee Homes, one of the builders in Eagle Creek. Students also attend Summit Lakes Middle School and Hawthorn Hill Elementary School.
Sallee added that Eagle Creek has a lot to offer in addition to the schools. Home prices range from the upper $200,000s to the mid $300,000s, a price range that suits the types of homes that Sallee builds.
Other builders include SAB Homes and Summit Custom Homes.
“The location is great and it also is a Hunt Midwest Residential community with a well-thought-out master plan,” Sallee said.
Eagle Creek is situated on Pryor Road, which now has direct access to Interstate 470 and provides easy commutes to downtown Kansas City and Johnson County.
In addition to single-family homes, this mixed-use community includes maintenance-provided townhomes and land for future villas and neighborhood-friendly shops or offices. Hunt Midwest recently invested in new landscaping and monumentation, enhancing the green space at the north entrance of the community.
Phase XIII opened in January 2014 with 60 new single-family home sites, nearly half of which back to trees and green space.
Amenities include a swimming pool and recreation area, walking trails connecting to a 27-acre city park, a playground, acres of natural areas and generously landscaped entrance monuments. Construction of a second swimming pool is under way and will open summer 2015.
Timber Trails is in a growing area of Raymore on South Dean Road just south of Missouri 58 Highway and east of Interstate 49. A new model row opened this year.
Summit Custom Homes, the exclusive builder in Timber Trails, features 10 completed homes as part of its Lifestyle Series. Floor plans include ranch, 11/2-story and two-story plans with nine unique and professionally designed interior and seven exterior finish packages. Homes start in the upper $200,000s.
Amenities at Timber Trails include a swimming pool and recreation area, walking trails and a playground. Students attend schools in the Raymore-Peculiar School District.
