LeasingKC.com makes browsing for rentals simple

LeasingKC.com has just celebrated its first birthday and is quickly growing in popularity among prospective renters. Traffic numbers to the site are nearing 10,000 visits a month and an impressive one in five users ends up contacting a property directly through the site.
“We are happy with the growth so far,” said Dave Tiehen, who owns the company with Mike Tiehen and Corey Egan. “Website traffic has greatly increased and, more importantly, we are posting new listings to our site weekly.”
The three owners are all Kansas City area natives, giving them insight into the local leasing market. Each of the three brings a little something different to the table. Mike has over 10 years of experience in the Kansas City real estate market as a broker/owner of Tiehen Realty LLC and property manager for The Tiehen Group Inc.
Corey spent four years in Los Angeles working for their partner company, Pacific Listings, where he honed his marketing and leasing skills in one of the largest and most dynamic markets in the country.
Dave spent six years on active duty as an Army intelligence officer and served in both Iraq and Afghanistan, making LeasingKC a veteran-owned company.
In late 2012 the three got together and decided there was a great opportunity in Kansas City to start a leasing company that focuses on technology and customer service.
LeasingKC.com has since become a popular search engine for renters who want to find the perfect apartment, condo, duplex, townhome or home in the Kansas City area. After operating in Kansas City for over a year and analyzing the demands of both renters and property managers, the team has made some big improvements to its website, making it easy and simple for renters to connect with managers. The website is also 100 percent mobile friendly from any device.
Every listing has a video tour of the property and/or floor plans that gives prospective renters an accurate depiction of the space in which they might be living. This allows renters to save time by being able to virtually tour properties from their computers, tablets or mobile devices and shorten their lists of properties they would like to pursue in person.
This also saves managers with time they would otherwise spend giving people physical tours of the property. The video tours are actual walk-throughs of the individual units, showing every aspect of the apartment or home, from the floor to the ceiling and all angles of each room. Additionally, each listing has many more photos than the average real estate listing site.
This viewing experience, combined with the fact that there is no sign up required to view listings, seems to be why so many people are visiting and re-visiting the site with such regularity.
“We want prospective renters to see exactly what the property looks like, so that by the time they contact the property they are interested in living there because they’ve already been on a virtual tour,” Corey said. “When they show up to view the property, they won’t be wasting their time or the leasing agent’s time. Our prospects are much further along in the rental process by the time they show up to see the place in person. A well-informed prospective tenant is of enormous value to a property owner or manager.”
“Our local team shoots quality videos and photos of our listings, then advertises those listings on numerous rental websites using key words about the properties in our ads,” Dave said. “This ensures that we not only maximize online exposure for our listings, but also target specific renters that the property appeals to.”
He added that in today’s world you only have about five seconds to capture someone’s attention before they move on to the next. “Our ads and videos are designed to grab a renter’s attention, and if they contact a property through our site, the end result is a quality lead for that property.”
When LeasingKC lists a property on its site, it also posts that listing on Craigslist for the client, as well as on such sites as Trulia, Padmapper, YouTube, Google and Yahoo, thus maximizing online exposure.
Renters are able to search for an apartment, duplex, condo or home based on specifications such as price range, number of bedrooms/bathrooms and location, just to name a few. And the site is available to renters at no cost to them and with no sign up required.
If users see a property they are interested in, they simply fill out the contact property box on each listing and are immediately given the direct contact information of the leasing office, agent and/or property manager for that listing. LeasingKC does not use vanity phone numbers or email addresses. Another perk for users is that LeasingKC never uses personal information for marketing or mailings, which can be a huge annoyance for a lot of people these days.
“Another great feature of our new site is that property managers can log in to update their listings whenever their prices or availability changes,” Mike said. “So we are able to provide renters with the most up-to-date information about each listing as possible. Managers can also view and manage their lead tracking settings and export lead logs for their property at any time. It’s our way of proving to the owners that our marketing is effective; at the same time it allows property owners or managers to follow up with well-informed leads.”
