Peace, serenity and amazing wide open spaces are just some of the words that help describe The Preserve at Clear Creek, a thriving new home community in western Shawnee. The Preserve at Clear Creek offers today’s homebuyers large estate-size homesites at a great value, said Jennifer Harvey, the lead agent for The Jennifer Harvey Team who markets The Preserve at Clear Creek.
“You will not find larger homesites anywhere in Shawnee for the price,” Harvey said. “Right now the ability to find a homesite in Shawnee at the price point that we offer is something I don’t think most people realize we have. We have homesites that can accommodate four-car garages.”
The Preserve at Clear Creek started phase one with 66 homesites and only 11 now remain. Daylight and walk-out home sites range from $59,000 to $69,900 and range in size from 12,000 square feet to 20,000 square feet. All 11 are available, and now is the perfect time to reserve one.
Homes in The Preserve at Clear Creek range from the upper $300,000 to the upper $600,000 and provide the perfect area for families with school-age children or the couple who has raised a family and wants to enjoy the comforts of a peaceful neighborhood surrounded by beautiful nature.
Never miss a local story.
“The location is fantastic because it is a little bit secluded and yet close to highways and shopping, said Harvey.
Living in The Preserve at Clear Creek gives you an easy route to Lawrence or to downtown Kansas City, said Harvey
“It is nicely located, but it is not right by the highway so there is no highway noise,” Harvey said.
Another attractive quality about The Preserve at Clear Creek is the De Soto school district, ranked No. 1 in the state of Kansas by Money Magazine and No. 11 in the entire country. Mize elementary and Mill Creek Middle School are within walking distance of the neighborhood.
“It is a very family-friendly community,” Harvey said. “It has some really nice floor plans. You are going to see some reverse plans, 1 ½ story plans, two story plans that buyers can choose from. They can custom design their own home, which is really nice.”
Last year, The Preserve at Clear Creek brought in award-winning builders in KC Builders and Design and Dreams and Design Building. Outside builders are welcome with developer approval.
Currently, one two-story spec home with a four-car garage by KC Builders and Design is almost complete and is listed at $435,000.
“We have another reverse plan that is at foundation stage that is by Dreams and Design Building,” Harvey said. “It will be priced in the upper $400,000s.”
A new model sales office should be in complete in the fall.
Both builders are conscientious about building homes with the environment in mind. They build to Energy Star Standards and work with the HERS index to lower buyers’ heating and cooling costs and make sure the home is energy efficient.
“They have both been building in the area a long time,” Harvey said. “Because inventory in resale is low, building a home is a great choice. Plus, you can get your selection of homesite, you can pick your plan or custom build and get everything you want.”
Another exciting aspect about The Preserve at Clear Creek is phase two is just starting and there are 46 lots available. The price for lots in phase two will start at around $80,000. The hope is to have phase two completed in six to nine months.
“We see this area of Western Shawnee really growing,” Harvey said. “A lot of that has to do with the school district. The ability to be in the No. 1-rated school district and find a lot at a price that can accommodate a four-car garage, I think that is really hard to find.”
So if you are looking for a home with a top-rated school district that has amenities like a neighborhood swimming pool, sizeable lots at an affordable price and great location, The Preserve at Clear Creek is the community for you.
Directions to visit The Preserve at Clear Creek is west on 83rd Street from K-7 Highway to Clare Road and North to 79th Street.
“We are really seeing things move fast in Shawnee,” Harvey said. “We are seeing people choosing to be a part of a fantastic community.”
