Woodland Trails, a lifestyle community loaded with amenities unprecedented for homes in this price range, has barely gotten underway and already dozens of homebuyers have decided it’s where they want to live.
This new community just southeast of Lee’s Summit on Missouri 150 highway a mile east of Greenwood is the creation of developer Jim Riffe, who also developed the luxury homes’ Woodland Shores community that hugs Prairie Lee Lake.
“This is the little sister of Woodland Shores,” Riffe said, adding homes will be priced from the $250,000s to around $400,000.
Residents will get far more than a reasonably priced home. They also will be living in a community situated on rolling terrain with vast amounts of wooded open space and several ponds. Miles of paved trails meander throughout the several hundred acres, ideal for biking, hiking or running.
Yet to come is a stylish swimming pool with a stamped concrete deck, flagstone edging and water slide, as well as a cabana, similar to the pool complex in Woodland Shores. Woodland Trails also will be home to a playground, sand volleyball court and sports fields for residents to practice their soccer, baseball or football skills.
“A large, heavily treed and landscaped entry will greet residents and visitors, giving them a feeling of entering a sanctuary,” Riffe said. “All of this is designed so that residents’ lives don’t end at the end of their driveway. We want them to enjoy the entire community and have ample opportunities for recreation and meeting their neighbors.”
The streets within Woodland Trails are designed to meander along the rolling topography and homes will be designed to fit in with the surroundings.
“Our goal is to have the homes look wider than they are tall and to harmonize with the home site and grade,” Riffe said.
To that end, all home plans will be subject to an architectural review committee that will tweak them to meet the developer’s expectations. This is intended to add to and preserve the value of all homes in Woodland Trails.
“I aim for architectural planning that harmonizes with the natural surroundings,” Riffe said. “I believe this extra effort translates into a lifestyle community that will sustain its value.”
The first phase of 70 home sites has opened and already 32 of them are reserved. Eventually Woodland Trails will have 500 homes.
Builders now working in Woodland Trails include Stewart Builders LLC, Sallee Homes, Dave Richards Home Building, JFE Construction, LG Homes Inc., Sbisa Homes and Kevin Higdon Construction.
Home styles will run the gamut from two-story to 11/2-story and reverse 11/2-story with traditional styles.
Woodland Trails’ location allows residents to have the feel of peaceful, country living while still being close to highway access and big city amenities. It is in the Lee’s Summit School District and children will attend Woodland Elementary and Lee’s Summit High School.
