Early last year, Prime Development Land Company joined with three of Kansas City’s leading builders to revitalize one of northwest Olathe’s popular communities. Last fall it launched a major building program in the final phase of Persimmon Pointe, which has been a popular destination for new-home buyers.
Today Persimmon Pointe is bustling again with custom-built and speculative home construction activity.
Summit Custom Homes has just announced it will begin building six additional spec homes for purchase. These specs will include two-story and reverse 11/2-story plans, as well as a true ranch plan.
Dusselier and Marks Homes will also begin building two additional reverse 11/2-story specs, which have been popular among recent buyers. With these specs in early stages of development, now is the time for buyers to meet with builders to make design changes to fit their lifestyle needs.
Three furnished model homes by Summit Custom Homes, Prieb Homes and Sallee Homes are open for touring. Nine new spec homes are currently available for purchase. They represent five two-story plans and three reverse 11/2-story plans, priced from $271,950 to the low $300,000s.
“Persimmon Pointe is one of the only new-home communities at this price range to display three fully-furnished models,” said Teresa Acklin, community sales manager.
Several plans are available for immediate move-in or scheduled for completion within 30 days; others will be finished within the next few months.
Buyers who want a home built to their specifications can choose from more than 40 available home sites, many of which are suited for walkout and daylight basements. Most lots are priced in the mid $50,000s, values hard to find in today’s market.
As Johnson County has grown over the past few decades, prices of new homes in Olathe have increased steadily. In 2012, the average price of a new home in the city rose to over $340,000. Today, Persimmon Pointe is one of the few places where buyers still can find new single-family homes priced in the upper $200,000s and with land prices and building costs increasing, it could be one of the last.
Persimmon Pointe is located in an unspoiled corner of northwest Olathe at 127th Street and Hedge Lane, just one mile west of Kansas 7. Its proximity to highways Kansas 10, Interstate 35 and Interstate 435 provides quick access to shopping, dining, entertainment and job centers, but that’s not the only reason why buyers move there. Overwhelming feedback to Acklin has been that Persimmon Pointe is attractive to buyers not only because of its easy access to highway networks, but also for its rural surroundings.
“Many customers come from Gardner and Spring Hill looking for a new home that’s closer to work, without sacrificing the small-town feel,” Acklin said. “They love the rural feeling, the rolling landscape and peaceful countryside.”
And the area will remain that way. Hundreds of acres of parkland and conservation areas in the vicinity ensure that life at Persimmon Pointe will never be far from nature’s doorstep. Living at Persimmon Pointe affords families a variety of opportunities to enjoy some of the best public parks and recreational facilities in Johnson County.
“For the outdoors enthusiast, there’s no place in Johnson County with more opportunities for recreation so close at hand,” Acklin said. “Our slogan, ‘Live Outside the Box,’ describes the outdoor lifestyle that so many people here enjoy.”
A popular place for families to socialize is the community pool, which offers a reprieve during these hot summer months. Complete with cabana, expansive sun deck and lounge chairs, many community members find themselves relaxing in this quite corner of the neighborhood.
At Persimmon Pointe, children are never far from home. They can walk to all new, highly rated Olathe District schools. Prairie Center Elementary is only two blocks away, Mission Trail Middle School is less than a mile to the west, and five blocks south is the site of the future Olathe West High School, scheduled to open in 2017.
Persimmon Pointe’s model home builders, Summit Custom Homes, Prieb Homes and Sallee Homes, are among the best known home builders in the Kansas City area. From their portfolios of dozens of house plans, buyers can choose from many different styles, options and finishes to personalize homes to suit their distinctive needs, styles and tastes.
In a recent meeting at the sales office, a builder was overheard telling a customer, “Show me your wish list, and I’ll find the plan that’s right for you.” With so many offerings, choices at Persimmon Pointe are practically limitless. Outside builders are also welcome with developer approval.
When deciding to purchase a home in a Prime Development community, prospective buyers can feel secure they are investing in a Johnson County-based real estate company with a long-running, financially secure history. Prime Development’s success through good and trying economic times is rooted in a philosophy of providing the right product in the right location at the right price, and building distinctive neighborhoods that exceed customer expectations.
The developer invites those who are ready to “step outside the box” to visit Persimmon Pointe. With new builders, new furnished models, 17 new spec homes and over 50 lots to choose from, many opportunities are available to discover.
