Home sites are selling quickly in Eagle Creek, the popular Hunt Midwest Residential community in Lee’s Summit, and it’s easy to see why.
Eagle Creek’s country-like setting, extensive list of amenities and highly acclaimed school district appeal to homebuyers.
Adam and Brooke Warden chose Eagle Creek for all of those reasons, but especially for what it had to offer their children.
“We had been living in an older neighborhood in Lee’s Summit and the ages of our young kids didn’t match the ages of those in that neighborhood,” Adam Warden said. “At Eagle Creek, there are several kids their age and several who are also in their daycare. It’s a much better match.”
The amenities also appealed to the Wardens, who are looking forward to the second swimming pool that will be under construction in the new phase this summer with an expected opening in 2015.
The new pool is in addition to the extensive amenities already available and include a swimming pool and recreation area, walking trails connecting to a 27-acre city park, playground, acres of natural areas and generously landscaped entrance monuments.
“The city park is tucked in the back of Eagle Creek and it’s really nice to have a wide open area close to home where you can throw or kick a ball around with the kids,” Warden said.
Even though the Wardens just moved into their new Eagle Creek home last October, they have found getting acquainted is easy. An Eagle Creek Facebook page details community events and shares other information.
Adam said nearby access to U.S. 50 and Missouri 150 highways allows the family to easily commute to work, as well as access to nearby shopping and services, and to all parts of the Kansas City area.
The number of young families living in Eagle Creek appealed to the Wardens, but they aren’t the only buyers choosing the community. Residents also include singles and empty-nesters.
“We’ve seen a shift in recent years where older adults want to live in the same community as their children and grandchildren,” said Peggy Holmes, community manager and sales agent with Reece & Nichols Realtors. “While demand continues to warrant two-story homes, we’ve started seeing more ranch, 11/2-stories and reverse 11/2-stories being built.”
The new phase offers 60 single-family home sites, nearly half of which back to trees and green space and most are walkout sites.

The award-winning builder team includes SAB Homes, Sallee Homes and Summit Custom Homes, all of which have ample experience building in Hunt Midwest communities and in Lee’s Summit.
In fact, Scott Bamesberger, owner of SAB Homes, was the first builder to work in a Hunt Midwest community when it began developing subdivisions more than 20 years ago and was one of the first builders in Eagle Creek.
“I like working in Hunt Midwest communities because they are so professional and are really good people to work with,” Bamesberger said. “When they start a community, they put in the amenities so they are in place for residents to enjoy from the beginning.”
He said one of Eagle Creek’s appeals is its prime location close to city conveniences “yet with a feel of being away from the hustle and bustle of the city.”
“I’m really excited about the new phase,” Bamesberger said. “There are some beautiful lots with a variety of walkout home sites, many of them backing to trees.”
Seventeen homes are currently in various stages of completion throughout the community and some are move-in ready now. Styles include two-story, reverse 11/2-story and two different ranch plans. Prices start in the upper $200,000s.
While the new model row is under construction, homebuyers are invited to visit the current furnished model at 2317 SW Deer Run Road.
Eagle Creek is in the highly acclaimed Lee’s Summit School District, including the sought-after Lee’s Summit West High School attendance area. Children also attend Summit Lakes Middle School and Hawthorn Hill Elementary School.
Eagle Creek, located off Pryor Road just south of Interstate 470, includes townhomes, single-family homes, land for future villas or other neighborhood-friendly mixed uses. When completed, Eagle Creek will include 1,000 homes.
