Last weekend’s weather didn’t put damper on Parade

Even with the crazy Midwest weather, the Spring Parade of Homes was off to an impressive start last weekend. Most of the communities represented by the Rob Ellerman Team of Reece Nichols Realtors had visits from 20 to 80 couples during the first weekend.

Several of those Parade visitors were looking to write contracts on existing field model homes and a few were considering building a new home.

“We had a feeling the Parade was going to be a busy one based on the number of sales we have already had in our new-home communities since the start of 2014; looks like we were right,” Rob Ellerman said. “Also, our team wants to congratulate all of our award-winning builders and can’t wait to watch the excitement of the Parade continue.”

Six Parade entries in these communities won American Dream awards. Grand Awards went to Casa Bella Construction for entry No. 72 at 10614 N. Dalton Ave., Kansas City, North, in Tiffany Greens; and New Mark Homes, for No. 58 at 819 NE 102nd Terrace, Kansas City North, in Staley Farms. First Runner-Up Awards went to Richard Mather Builders for Tour No. 124 at 2662 SW Heather Drive, Lee’s Summit, in Highland Meadows; New Mark Homes for Tour No. 76 at 6100 NW 104th Terrace, Kansas City, North, in Tiffany Greens; Summit Custom Homes for Tour No. 63 at 2815 NE 102nd Terrace, Kansas City, North, in Staley Farms; and Don Julian Builders for No. 62 at 2811 NE 102nd Terrace, No. 62, Kansas City North, Staley Farms.

The Spring Parade of Homes, presented by the Home Builders Association of Greater Kansas City, runs through May 11. The Rob Ellerman Team represents 12 new-home communities throughout the metropolitan area featuring 25 homes on the Parade. Whether Parade visitors are looking for a new home in the Southland, Northland or Johnson County, the Ellerman Team said they will see a variety of options in its communities.

“In our Rob Ellerman Team communities, we have a lot of new floor plans, new phases, new builders and a ton of furnished models with new and exciting colors, designs and upgrade options,” Ellerman said.

He added that the fast home-buying pace of 2013 has continued into 2014, driving interest in the Spring Parade of Homes.

“Homes are selling so quickly that builders are putting up more specs and most are selling before they are completed,” Ellerman said. “With the interest rates still low and prices on the rise, the urgency is there if you are thinking of buying a new home. I hear buyers say they are going to wait a year and it makes me wince.

“You can’t out-save the market. If the rates go up just a little, with appreciation and price increases, most buyers end up losing way more than they saved. We have plenty of loan programs for any type of buyer and we can show them how to save more money buying right now versus waiting.”

The Rob Ellerman Team also is available to help buyers who need to sell their current home.

Six builders will be featuring homes on the Parade in the Rob Ellerman Team communities.

Summit Custom Homes is the builder with the largest number of entries and will have 13 homes open:

Tour No. 63 at 2815 NE 102nd Terrace, Kansas City, North, in Staley Farms.

New Mark Homes has two homes entered in the Parade in Ellerman communities:

Tour No. 76 at 6100 NW 104th Terrace, Kansas City, North, in Tiffany Greens.

Don Julian Builders Inc. also has two entries:

Tour No. 74 at 5803 NW 103rd St. and Tour No. 75 at 5909 NW 107th St., Kansas City, North, in Tiffany Greens.

Casa Bella Construction has one entry, No. 72 at 10614 N. Dalton Ave., Kansas City, North, in Tiffany Greens.

Distinctive Homes by J K has entry Tour No. 73 at 10320 N. Lucerne Av., Kansas City, North, in Tiffany Greens.
