The annual Fall Parade of Homes gives people the opportunity to drive around several counties throughout the metropolitan area looking at new houses. Homebuyers can take the short drive to Chapel Hill to see 11 model homes constructed by the area’s top builders. The Overland Park new-home community will be open throughout the Parade, Sept. 27 through Oct. 12.
Chapel Hill is not filled with houses that look like every other one on the block, said Bill Gerue with Weichert Realtors Graham-Welch, who markets the community. The community awarded “2014 Community of the Year” by Kansas City Homes & Gardens magazine has a vast array of floor plans to accommodate a wide range of buyers’ tastes, preferences and needs.
“You won’t find more variety and available homes anywhere else than Chapel Hill this year,” Gerue said. “The vision of Chapel Hill’s developer is to create neighborhoods within the community that emphasize the options and variety not typically available in other Johnson County new-home communities.”
The Home Builders Association of Greater Kansas City’s Fall Parade of Homes is open 11 a.m. to 6 p.m. daily from Sept. 27 to Oct. 12. Chapel Hill’s 11 entries have been constructed by some of the area’s top builders.

Don Julian Builders Inc. has entered three of its Chapel Hill homes in the Fall Parade. The fully furnished Edgewood plan, Parade entry 184, is a ranch reverse at 13200 W. 170th St. with a four-car garage, covered deck and a walkout basement that backs up to green space. It is priced at $519,900.
The fully furnished Overland model home at 13432 W. 172nd St. also backs up to green space. Priced at $458,900, Parade entry 185 has a see-through fireplace to the covered deck and a daylight basement.
Parade entry 186 is the Brookridge II ranch reverse at 16801 Hauser St. It has a four-car garage, walkout basement and covered deck with beautiful views of the adjacent tree preserve green space.
Parade entry 187 at 13004 W. 170th St. is the Emery Reverse by James Engle Custom Homes. The home, which backs up to green space, is a 11/2-story reverse with four bedrooms, four bathrooms, walkout basement, covered deck and a three-car garage. It is priced at $467,090.
Furnished Parade entry 188 at 13428 W. 172nd St. is the Juniper 11/2-story built by Lambie Custom Homes. It backs up to green space, has a nearby walking trail and many model home enhancements. Priced at $527,810, it has five bedrooms, four bathrooms, custom fireplace, Corian counter tops and daylight basement.
Homebuyers can tour the furnished homes built by ParkView Homes LLC. Parade entry 190 is the Broadmoor, a reverse 11/2-story recently awarded Best New Home Model in Kansas City by Kansas City Homes & Gardens magazine. The home at 13440 W. 172nd St. includes many model home enhancements for $547,289. Parade entry 189 at 17021 Hauser St., the Barrington 11/2-story priced at $513,870, has been sold.
Rodrock Homes has a two-story Weston III model home for sale at 13436 W. 172nd St. Furnished Parade entry 191 has four bedrooms, 31/2 bathrooms, covered patio and a three-car garage. During the Parade, Rodrock Homes is including a half-priced basement finish for the buyer who purchases this home.
Parade entry 192 is the Dillon III reverse 11/2-story priced at $431,500, also by Rodrock Homes. Located at 13100 W. 171st St., it has four bedrooms, four bathrooms, walkout basement and a see-through fireplace to the deck.
Parade entry 193 at 17205 Noland Street was built by Sallee Homes Inc. The Laurelwood II two-story has four bedrooms, 31/2 bathrooms and backs to future green space. It is priced at $350,000.
Sallee Homes’ Parade entry 194 at 13424 W. 172nd St. has been sold but the builder has moved the entry to another home of the same floor plan at 13304 W. 172nd St. It is priced at $380,000. The 11/2-story Terry Reverse backs to green space. It has four bedrooms, three bathrooms, covered deck and a walkout basement.
Although the community is spread out on 240 acres of beautiful, rolling terrain, developers decided from the very beginning to set aside 70 acres of open green space. Residents love the heavily wooded tree preserve, small pocket parks, open green spaces and hike and bike trails. Residents also enjoy a pool and play area now with a second pool for the community planned in upcoming phases.
