The community offers what Patterson described as 15 pristine homesites that have been created with the belief that a community should work in harmony with nature. This vision was accomplished with a design allowing for each homesite to accommodate walk-out lower levels and back to water or protected green space — highly desired qualities that are rare to find, Patterson said.
Conveniently located at 167th Street and Nall Avenue, Tallgrass at Wilderness Valley is described by the marketing team as a continuation of the highly successful Wilderness Valley community that is nearing completion and is known for its amenities and close proximity to nature.
With only 15 lots, this is a special place for people who want to make that once-in-a-lifetime decision to build their dream home, Patterson said. Several lots have already been purchased by custom-home buyers with the first custom home nearing completion.
Lot prices start at $160,000 with lots overlooking the lake priced from $225,000. An extensive community Web site features an interactive plat map offering additional details for each lot.
“These homesites offer some of the most spectacular views in Johnson County,” Patterson said.
Nine lots overlook the lake and a 400-acre nature preserve and conservation area that includes woods, prairies, streams and natural wetlands. Three lots afford views of a landscaped water feature at the main entrance and three lots back to a landscaped greenbelt. All of the lots have recently been approved for permitting and buyer interest has exceeded all expectations, Patterson said.
Building requirements and architectural guidelines have been carefully reviewed to preserve the exclusivity of the community. All homes will have tile roofs and high-quality, four-sided masonry and stone exteriors. A minimum expenditure of $10,000 in landscaping will also be required.
The developer is anticipating a wide variety of custom homes and will work with buyers to help assemble the best team to meet their needs.
“Tallgrass is special. Custom homes take planning and we’ll patiently help turn those dreams into realities,” Patterson said.
Outside builders are welcome with developer approval.
Amenities in Tallgrass at Wilderness Valley are abundant. A scenic, mile-long paved trail extends through the wildlife conservation area and passes through open meadows, following along stream channels and the lakeshore to a shady overlook on the bank of the Blue River. Boardwalk crossings are a favorite location for watching the variety of waterfowl that make their home within the community. A pavilion will be at the water’s edge providing a quiet escape and what are described as spectacular vistas. The secluded environment is enhanced by nearby shopping and convenient highway access, Patterson said.
The pool facility, shared by residents of Wilderness Valley, sits adjacent to a natural streamway and offers a large family pool, a separate wading pool for toddlers and a cabana designed in the style of turn-of-the-century farmhouses. Neighborhood children attend Blue Valley elementary and middle schools, located next to Tallgrass at Wilderness Valley.
