    The Ravello at Briarcliff: Luxury condos in ‘great location’ nearing sell out

    The Ravello at Briarcliff, which offers condos across two Italian-inspired masonry and stucco buildings, is poised to sell out soon. Positioned on a bluff overlooking downtown Kansas City, The Ravello offers homeowners a skyline view from the comfort of a luxury home.

    With less than half of the 56 condominium homes at The Ravello remaining for purchase, sales manager Andrew Mall said opportunities for views are quickly dwindling. “With the recent drop in interest rates, buyer interest has definitely picked up. We’re more than 70 percent sold through and down to only a few homes with city-facing views.”

    Mall attributes The Ravello’s success to competitive prices when compared with those of upscale condo communities on the Plaza and in downtown Kansas City. In addition, he said the convenience of having Briarcliff Village so close — with such great restaurants and boutique shopping — is a huge plus.

    The Ravello at Briarcliff is in a burgeoning residential, retail and business area just off U.S. 169 and Briarcliff Parkway, five minutes north of downtown Kansas City. For residents, that means quick and easy access to vital thoroughfares, the airport and much more.

    A short stroll away is Briarcliff Village, a boutique retail center that includes many fine merchants, such as Tivol, Piropo’s Restaurant, Green Acres Organic Market and Nell Hill’s, which Mall said only adds to the lifestyle and amenity value of The Ravello at Briarcliff.

    The Ravello’s one- and two-bedroom floor plans go up to more than 2,800 square feet, with additional outdoor living spaces up to 900 square feet on oversize balconies and terraces. Condos are designed with 10-foot ceilings, archways, granite countertops, premium stainless-steel appliances, a kitchen island, gas cooking, and hardwood and tile flooring.

    The Ravello’s condominiums have earned a lot of respect and praise from some of its most important critics — its residents, Mall said.

    “The great location,” said resident Gina Beard, when asked one of the reasons she purchased at The Ravello. “I am 10 minutes from downtown and 10 minutes from the airport. You can escape to the country by heading farther north or choose to run to the city for dinner and entertainment.

    “The buildings are well-constructed,” Beard said. “There are so many amenities and value.”

    The Ravello condominiums are priced from the mid-$200,000s to the low $800,000s. Gas, water, exterior maintenance, trash and snow removal, lawn care, landscaping, building insurance and building access control are all covered by home association dues. Beard said the low-maintenance living was another reason she wanted to live at The Ravello.

    “I love the idea of luxury living and the ability to lock and leave,” Beard said.

    Homes at The Ravello include gas outlets on the balcony or terrace, furniture-quality cabinetry, high-efficiency heat pumps providing central heating and air conditioning, energy-efficient windows and double-layer sound attenuation systems between floors. Design touches in a rich color palette by Carnegis & Co. extend throughout the buildings and other common areas, including artwork and furnishings.

    Building exteriors are of elegant masonry and stucco, with extensive, lush landscaping throughout the property grounds. For resident convenience, elevators are accessed from the lobbies or from the underground, heated parking garage, operated by an electronic card-key entry system.

    Mall said The Ravello condominiums are priced to sell out quickly, with two-bedroom condos priced under $270,000.
